Client Side Project Manager – Fit Out

Are you a Project Manager with strong fit-out experience looking to move client side into one of the fastest-growing sectors of real estate?
Capstone are representing a leading European developer, investor and operator of science and innovation campuses, delivering highly technical laboratory and office environments for life sciences, technology and research organisations. The business operates across 26 campuses in Europe and supports more than 450 tenants across its portfolio. With significant growth underway across the UK, there is a need for a Project Manager to focus on tenant and speculative fit-out projects across its life sciences portfolio.
The role will be based in London and will work across the “Golden Triangle” markets, alongside projects in Manchester and Glasgow.
The Role
Working as part of the UK Development & Major Projects team, you will take responsibility for the delivery of laboratory and office fit-out projects within existing and newly developed science buildings.
Projects will typically range from £70k to £8m and will predominantly be delivered through Design & Build fit-out contractors.
Responsibilities include:
• Managing tenant and speculative fit-out projects from initial brief through to completion
• Developing project scope, programmes and budgets alongside internal stakeholders
• Translating tenant requirements into detailed CAT B fit-out programmes
• Procuring and managing fit-out contractors and professional teams
• Managing contractor delivery including programme, cost and quality control
• Overseeing change management, reporting and project performance
• Ensuring projects are delivered on time, within budget and to high quality standards
• Liaising closely with development, asset management and property management teams
About you
We are looking for a sharp and proactive Project Manager with hands-on experience delivering commercial fit-out projects.
Suitable candidates are likely to come from:
• Project management consultancies
• Fit-out contractors
• Client-side developer or investor environments
Key experience required:
• 4–8 years’ experience delivering fit-out projects
• Strong experience delivering CAT A / CAT B office or laboratory environments
• Experience managing projects through contractors on a Design & Build basis
• Strong understanding of construction delivery, programme and cost management
• Excellent communication and stakeholder management skills
Package
• Salary: £60,000 – £70,000
• Annual performance bonus + project bonuses
• £2,500 mobility allowance
