Location: West London – Sector 5 (covering Wembley, Acton, Harrow, Northwood)
Salary: £49,587 per annum (includes a £4,000 local job supplement)
About the RoleRepairs & Maintenance teams sit at the heart of our social purpose. Every day, they help create safe, warm and dry homes where residents feel proud to live.Following developments within the Repairs & Maintenance service, this organisation is seeking a passionate and driven Service Manager to join a busy London‑based team. This is a highly visible, field‑based role, supporting frontline operatives and contractors to deliver a high-quality, customer‑focused, responsive repair service.As Service Manager, you will have direct responsibility for driving first‑time‑fix performance, quality standards, productivity andpliance across a large West London patch. You will play a key role in ensuring residents receive a reliable and professional repair service, while maintaining strong operational and financial controls.
Key Responsibilities
1. Operative management: Provide professional advice and guidance to operatives on materials, methods and standards, ensuring all workplies with legislation and internal policies.
2. Service delivery & quality: Monitor productivity, quality and progress of works through regular inspections (in‑progress and postpletion).
3. Contractor performance: Manage approved contractors to ensure work is delivered safely,pliantly, on time and within budget.
4. Health & safety: Ensurepliance with health and safety legislation and statutory obligations, promoting and monitoring safe working practices at all times.
Patch CoverageYour designated area will cover the following postcodes: HA0, HA2, HA3, HA4, HA5, HA6, HA9, NW10, NW12, UB6, UB9, W10, W11, W12, W2, W3, W4, WD19, WD23.
Working ArrangementsThis is a full-time, permanent role. You will be predominantly field‑based, supporting operatives across your patch, with some administrative work from a central London office and the flexibility for home working.Apany vehicle will be provided.

5. Trade NVQ Level 3 or equivalent hands-on trade experience
6. Up‑to‑date knowledge of building maintenance, Decent Homes standards and relevant safety legislation
7. Experience of delivering an excellent, customer‑focused repairs service
8. Proven ability to manage and motivate operational teams
9. Full UK driving licence
