About the Role The Design Director will lead the yondr design-related function in the EMEA region for our hyperscale data centre projects in the DCX team. You will be expected to lead Yondr’s end-to-end (E2E) Design Management function in EMEA, ensuring consistency in the service provided by vendors and consultants, promoting best practice, compliant design, and continuous improvement of our designs and design delivery. The EMEA Regional Design Director role is a senior leadership role within DCX (Data Centre Execution) in Yondr, and reports-in to the VP Global Design. The purpose of this role is to provide Design Management Leadership to the Business in EMEA and support the development of a clear strategy and the implementation of Yondr business plans. You will provide Design Management leadership & expertise to drive consistency, compliance, productivity, digital/BIM, and increasing efficiency and innovation. At the front-end, you will support the Development Team in the strategic expansion of Yondr’s hyperscale data center portfolio from site selection through technical due diligence. Thereafter, you will lead the formation of design teams to support respective projects through the remaining design phases inclusive of project turnover. This role will report to the Global VP, interfacing with the DCX senior management and Project teams, and will collaborate and integrate with peers in Yondr, and cross-regionally. Main Responsibilities You will lead the EMEA region Design management & BIM function from preconstruction to operation stage; from block-fit to handover. As Director of the region, you will be responsible for working with the VP Global Design to create and implement the regional design strategy, aligning to the Global and Regional Yondr Business plan. You’ll apply Yondr’s global design standards, support site selection, contribute to procurement activities, and guide the technical design process through all stages. The role requires proven data centre design leadership, technical know-how, strong BIM/CDE experience, European planning and permitting knowledge (ideally Germany or Spain), excellent stakeholder communication and the ability to manage fast-paced, multidisciplinary teams across mainland Europe. Accountable for providing strategic leadership in Design Management for the EMEA business, working with peers and the Construct Design Management & C2P Lead to provide knowledge, expertise, consistency, and best practices. Leading the design process and delivery for the EMEA, taking accountability for design programmes, completeness and compliancy, timely delivery and quality of design for each project. Accountable at a business unit level for managing relationships with key designers and consultants, promoting collaboration, defining the service and schedule of responsibilities/ RFP, and gathering feedback and data on performance. Accountable at a EMEA level for providing rigour around design appointments, ensuring that the end to end (E2E) processes are managed effectively and that Principal Designer (where applicable) compliance is met. Inputting into periodic review of the standards, policies and procedures on in the E2E and Design Management Yondr processes, ensuring compliance against each element on each project. Providing your experience and input into the procurement process, reviewing and providing analysis of GC and Vendor bids and proposals, and collaborating with colleagues in Procurement to ensure that diligence and rigour are applied to procurement process for design and key supply chain as required. To support the SLT in EMEA and also where required to the VP Global Design to manage strategic relationships with the consultant supply chain, - identifying any risk in the consultant procurement process, and ensuring proposed consultants have the ability to deliver effectively. Raising consultant escalations from the EMEA region to the VP Global Design, and supporting in the management and resolution of the same to deliver improvement. Accountable for providing EMEA monthly, quarterly and annual Design reporting on compliance, including all in-flight and preconstruction projects, including key issues for compliance and improvement plans. The Regional Design Ensuring Design knowledge and best practice is captured and is fed back to the Global VP Design for incorporation into our lessons learned and continuous improvement databases in order to provide key lessons learned and improve productivity and compliance in design. Supporting the VP Global design in inputting into the framework for design management within the EMEA in the processes and management Preconstruction - the EMEA Design Director will be responsible for the preconstruction design management input to support the development of land acquisition and preconstruction activities. This will include being responsible for the development and implementation of block-fits, and the support of the DCX preconstruction lead in all aspects to provide early design input to projects for feasibility and initial design input, including Technical Due Dilligence stage activities. Accountable for working with the EMEA SLT leadership, and Global VP design, to ensure that the Design Resource is strategically allocated correctly across group, ensuring the appropriate capability is in place on projects. Supporting the career development strategy and framework for Design managers BIM & Digital within the EMEA business to create strategic talent pipeline. Helping support the design and implementation of a the global strategy for Design & BIM mandatory and technical training. Upskilling the team to create design leaders - Responsible for ensuring that design management objective setting, appraisals and mentoring of design staff is implemented effectively and consistently. Providing input into recruitment, promotions and talent reviews including strategy & oversight, career development, salary and bonuses. Leading the audits for design within EMEA to demonstrate and evidence compliance in each project design. Develop and promote working groups in the EMEA region and feed-in to cross-collaborative learning between EMEA and AMERS Lead and manage the full design lifecycle for hyperscale data centre projects, from technical due diligence through to turnover. Ensure design deliverables on each project meet Yondr’s global standards, compliance requirements and project timelines. Manage planning, permitting and regulatory requirements across European markets – supporting design managers on each project in region. Drive continuous improvement in design processes, digital standards, sustainability, quality and safety-in-design. Provide technical leadership on design change control, value engineering and commercial impacts. Monitor design performance, identify issues and track the issuance and progress of design for projects using MIDP/TIDP, dashboarding, and other Yondr tools. Support construction teams by resolving design queries to prevent programme delays. Manage client compliance processes from Scope of Quality (SoQ) through to turnover. Communicate key design issues and project status to Regional Design Directors and SLT. Managing the review of the quality and completeness of the design to ascertain its ability to be built in accordance with both the cost plan, schedule and site Health & Safety requirements. Self audit/review design related functions on projects to ensure that there is a regular framework of governance within the EMEA region, working with the Global VP design to report-in on the level of compliancy/risk for each project/campus. Qualifications and experience At least 15 years' experience of highly serviced buildings and possess an understanding of the relationships between the primary M,E,P and CSA elements of the build. Knowledge of Data Centres or mission critical facilities is a must. Bachelor’s degree (essential) or Master’s degree (desirable) in Architecture, Engineering, or a related field plus professional certification(s) such as CEng, LEED AP, RIBA, CIOB, etc. You will be an experienced and capable manager with senior level experience on large project/campus or leading a sector with a proven track record of delivering successful sizable projects. At least 8 years’ experience delivering design management or design consultancy in hyperscale data centre mission-critical facilities/ Understanding of Opex and operations generally within Data Centres Degree-level qualification in Engineering, Architecture, Construction Management or related discipline. Expert knowledge of design and construction processes, planning and permitting across European markets. Hands-on experience with BIM, CDE/EDMS systems and tools such as Navisworks. Excellent organisational skills with the ability to set up and manage digital design environments. Outstanding communication and stakeholder management skills, with the ability to influence across disciplines and cultures in a collaborative and positive manner. Experience working in Germany or Spain is highly desirable and experience of working within cross regional teams in your recent experience A collaborative mindset, proactive problem-solving approach and commitment to technical excellence. Commercially conversant and able to manage commercial issues/risk and support the commercial team to identify opportunities arising from design development and equally manage change control communications. Experience in building and leading high performing teams.
