About The Role

As part of a major long‑term campus transformation programme, we are seeking a Mechanical Supervisor to support the delivery of safe, compliant, and efficient mechanical services across a complex and operational university estate.

This role will support a multi‑year programme focused on improving building performance, modernising mechanical systems, enhancing student and staff experience, and ensuring long‑term reliability of critical building infrastructure. The Mechanical Supervisor will lead a team of engineers, coordinate specialist subcontractors, oversee day‑to‑day mechanical maintenance and lifecycle works, and ensure high standards of safety, quality, and operational delivery.

Hours Per Week: Monday - Friday, 40 Hours
Job Type: Permanent / Full Time The Mechanical Supervisor will:
1. Lead and supervise a team of mechanical engineers delivering planned, reactive, and remedial maintenance tasks across M&E plant and building systems.
2. Oversee maintenance and performance of mechanical systems including boilers, chillers, pumps, AHUs, FCUs, motors, pressurisation units, water systems, ventilation, BMS‑controlled equipment, and associated plant.
3. Coordinate daily work allocation, scheduling, labour planning, and activity prioritisation in line with contract requirements and campus operational needs.
4. Ensure all mechanical works comply with statutory standards, ACOPs, industry best practice, and health & safety legislation.
5. Liaise closely with FM operations, planners, the helpdesk, and lifecycle teams to ensure efficient job flow and accurate updates on work progress.
6. Manage subcontractors delivering mechanical services, ensuring safety, performance compliance, and quality of workmanship.
7. Conduct toolbox talks, site briefings, inductions, and safety checks for direct staff and subcontractors.
8. Perform mechanical maintenance and breakdown response tasks during peak periods or where specialist support is required.
9. Carry out mechanical system checks, plantroom inspections, and operational verifications to maintain optimum building performance.
10. Ensure all mechanical activities are logged, recorded, and closed out through CAFM/CMMS systems, maintaining high data accuracy.
11. Assist in the planning and delivery of mechanical lifecycle replacement works, minor capital projects, and refurbishment activities.
12. Engage with end‑users, academic staff, and client representatives to ensure technical clarity and minimal operational disruption.
13. Produce mechanical reports, defect logs, condition observations, and compliance documentation as required.
14. Investigate faults, implement corrective actions, and identify root causes to prevent recurrence.
15. Monitor stock levels, materials, and consumables, preparing requisitions and supporting efficient procurement.
16. Ensure all mechanical O&M documentation, certification, and compliance records are complete and up to date.
17. Support commissioning activities, witness testing, and operational readiness in collaboration with design, projects, and lifecycle teams.
18. Provide mentorship, guidance, and support to mechanical engineers and apprentices.
19. Actively promote safe systems of work, risk assessments, method statements, and site-specific safety requirements.
20. Represent GRAHAM professionally with clients, consultants, contractors, and campus stakeholders.
21. Undertake any other duties relevant to the role, contract, or operational demands.

About You

Essential Criteria

22. Recognised Mechanical / Plumbing / HVAC qualification (e.g., NVQ Level 3, City & Guilds, Plumbing & Heating, Mechanical Building Services).
23. Demonstrable supervisory experience within an FM, building services, or mechanical maintenance environment.
24. Strong working knowledge of mechanical systems including HVAC plant, boilers, chillers, pumps, ventilation systems, and water services.
25. Understanding of statutory requirements including COSHH, Legionella, Pressure Systems, F-Gas, and other applicable regulations.
26. Experience using CAFM systems for job management, compliance tasks, and asset updates.
27. Strong communication and organisational skills with the ability to manage and coordinate multiple tasks.
28. Competent IT skills including Microsoft Office.
29. Full UK driving licence.
30. Ability to interpret electrical/mechanical drawings, O&M information, and technical specifications.
31. Proven leadership ability managing direct labour and subcontractors.

Desirable Criteria

32. IOSH, CITB SSSTS/SMSTS, or equivalent safety qualification.
33. Qualifications in Commercial Gas, F‑Gas, or Mechanical Building Services.
34. OFTEC or Gas Safe certification.
35. Experience working within higher‑education or other large public‑sector estates.
36. Experience supporting lifecycle replacement and minor works projects.
