Joining our team at MMUH, as part of a wider team responsible for maintenance across other sites within the Trusts estate, you will have a unique opportunity to provide valuable input into the vital final stages prior to opening, influencing how the future management and maintenance of the facility is delivered. You will work on the site throughout the remaining construction and commissioning phases, liaising closely with both the Trust and constructor, and then to continue to maintain the completed hospital.

Equans is looking for a Electrical Manager (Technical Services Manager) to join our team at Midland Metropolitan University Hospital (MMUH) on a permanent basis. This is a full-time role working 40 hours per week. On offer is a salary banding of £50,-£55,, dependent upon skills and experience, and benefits package.
The new facility is a 9-story new built acute hospital due for completion in. The installation of the engineering service is advanced, and commissioning is starting to progress on many services. This role is a site-based role undertaking inspections to determine the facility has been constructed to the appropriate technical, performance and quality standards and witnessing testing.
Reporting to the Head of Estates. The post will be responsible for assisting in the technical commissioning and mobilisation of the new hospital facility and then undertaking an operational role following the opening of the site.
The role is to assist the Head of Estates in the provision and deliver of a high-quality maintenance service. The role will also include assisting in the operation, repair and maintenance of building fabric and engineering services while working within a multi-disciplinary hard service team environment. Due to the wide range of services and systems installed within the building the role requires a wide range of skills and flexible nature but also provides the opportunity to work in a very rewarding environment with continued opportunity for learning and development.
Whilst the role will be based at the MMUH Equans are also responsible for the maintenance of other sites within the Trusts estate and it is possible that the post holder will be required to work at other sites and may be requested to vary hours to cover shifts patterns where needed to cover annual leave and sickness.
What will you deliver?
1. Directly accountable for managing the delivery and compliance of the day-to-day maintenance services
2. Have a high level of technical knowledge covering complex system installed within a healthcare environment
3. Providing technical inspection, review and evaluation of complex electrical systems and infrastructure
4. Receive and review complex performance and commissioning data and verify both visually and analytically
5. Ensure that all planned preventative maintenance activities are planned and scheduled in conjunction with the Planning Coordinator for buildings, plant and equipment using the Maximo system, with consideration to statute, Regulations, ACOPs and Guidance (HTMs)
6. Lead in undertaking negotiations with subcontractors and suppliers to provide a cost-effective service with reference to the contract SLAs
7. Responsible for specific elements of budgetary control and give additional assistance with financial controls with reference to departmental budget, stock, contracts etc
8. Monitor and ensuring that all staff and subcontractors response and rectification times are met, and repairs are undertaken diligently, with due care and without undue delay
9. To review the quality of work undertaken by both directly employed staff and contractors
10. Ensure cover is provided at all times by ensuring shift rotas are adequately covered
11. Regularly meet with directly employed staff (collectively irrespective of their trade function and individually), subcontractors and suppliers to discuss performance
12. Responsible for the safety of plant, equipment, and infrastructure and for safe working practices
13. Monitor and ensure adherence to all Statutory Standards and Regulations and Department of Health requirements providing reports and assurance to both Senior Management and the Client that all contractual requirements are being met
14. Involvement in the process of tendering contracts and the selection of new sub-contractors and suppliers
15. Attend and chair as required Health & Safety forums with staff and the client on a regular basis
16. Ensure that plant and equipment data and information is delivered in an accurate and timely manner to enable Lifecycle Planning to be developed
17. Plan and assist in the production of condition surveys and subsequent action plans in a timely manner allowing milestone targets and goals to be achieved
18. Responsible for bringing to the attention of the Head of Estates and all Senior Management any unsafe working conditions, working practices, unsafe plant or equipment encountered during the execution of duties including reporting on the company reporting and recording system
19. Responsible for the execution of any other estates and facilities related duties in an emergency/urgent situation, as directed by the Head of Estates or Senior Management Team

Participate as a member of the Estates Team by achieving Authorised Person (AP) status in a number of disciplines as required and directed by Senior Management Team which will include High Voltage and Low Voltage and at least 2 of the following key disciplines along with any other disciplines deemed necessary:

24. Required to participating in the on call rota as and when required, after suitable training and relevant experience is gained as directed by Senior Management
25. Required to supervision and participating in a recall to work procedure for emergency repairs as required when not on call
26. Responsible for undertaking flexible working practices across the whole range of estates services. This will include electrical, mechanical, plumbing, cleaning, building etc duties as directed by the Senior Management Team
27. Responsible for undertaking work in any other building/property/location as required
28. To attend and participate in training courses as required and to undertake any training in the future as may be required to ensure the duties of the post are effectively carried out or as required by the Senior Management Team
29. Managing and directing staff in a safe and efficient manner and conducting personal performance evaluations of staff in accordance with EQUANS policies and procedures
30. Deliver training to staff on relevant subjects as appropriate to experience is gained (e.g., toolbox talks & trade specific subject matter)
31. Responsible for advising management and demonstrating where there is a demonstrable shortfall in resources to meet the standards required for patient environment and to meet legislation requirements
32. Responsible for first line management with regards to all EQUANS Human Resource and Health and Safety Policies and Procedures
33. Plan, monitor and participate in monthly 10% Audit checks on works carried out by the estates teams ensuring compliance, report shortfalls and training requirements

Who are we looking for?
47. Higher National Certificate (HNC) or equivalent qualification in an engineering discipline
48. High level of verbal, written and numeric skills and must be computer literate
49. A sound knowledge of standard spreadsheet packages and computerised estates and project management systems
50. Must be able to manage people, be self-motivating, able to work on own initiative, and be able to liaise and delegate effectively with staff operating in a multi-disciplinary environment
51. Able to demonstrate a sound understanding of technical and estates and building issues in the provision of construction, maintenance, and FM services
