As an Engineering Performance Manager, you are accountable for how buildings perform—not just whether they are maintained. You will take ownership of engineering performance across a portfolio of properties, ensuring that systems operate efficiently, safely, and in line with design intent. This role sits at the intersection of engineering, data, and operational delivery, focusing on optimisation, assurance, and continuous improvement. You will challenge traditional maintenance approaches, drive data-led decision-making, and work directly with site teams, suppliers, and clients to deliver measurable improvements in performance, compliance, cost, and energy efficiency.
Operations (Performance Ownership & Optimisation)
* Take ownership of engineering performance across assigned portfolio(s).
* Analyse building operation versus design intent and identify performance gaps.
* Lead the identification and resolution of inefficiencies (e.g. plant optimisation, control strategy issues, simultaneous heating/cooling).
* Drive transition from traditional PPM to performance-led and condition-based maintenance approaches.
* Work directly with site teams and supply chain to improve engineering delivery standards.
* Lead structured root cause analysis for complex engineering issues.
* Ensure engineering strategies balance compliance, performance, cost, and occupier experience.
Commercial (Value, Not Just Cost)
* Understand and influence how engineering decisions impact cost, risk, and asset performance.
* Identify and quantify waste across energy, maintenance, and operational practices.
* Validate that maintenance regimes are effective and aligned to asset need.
* Build robust, evidence-based business cases for improvement initiatives (OPEX/CAPEX).
* Support contract performance through measurable value delivery.
Technology & Data (Core to Role Delivery)
* Lead interrogation of data from CAFM (Concerto), BMS, and analytics platforms.
* Translate data insights into actionable engineering improvements.
* Develop and utilise dashboards, KPIs, and performance reporting frameworks.
* Drive improvements in data quality, asset structure, and system integrity.
* Support integration of IoT, analytics tools, and smart building technologies.
* Work with analytics/bureau teams to ensure insight is converted into action.
Technical (Applied Engineering Leadership)
* Maintain strong working knowledge of M&E systems including HVAC, electrical, water, and controls.
* Lead engineering audits focusing on effectiveness and outcomes, not just compliance.
* Interpret statutory compliance in the context of real-world engineering risk.
* Support lifecycle planning and asset strategy development.
* Produce clear technical reports and performance summaries for senior stakeholders.
Risk & Compliance (Assurance, Not Administration)
* Take ownership of engineering compliance across portfolio(s).
* Ensure alignment with statutory requirements and recognised standards (e.g. SFG20).
* Identify gaps between documented compliance and actual site conditions.
* Review key risk documentation (WRA, FRA, RAMS, COSHH) with practical application focus.
* Lead or support site audits and ensure corrective actions are implemented effectively.
Business Growth & Client Value
* Identify opportunities to improve building performance, reduce cost, or mitigate risk.
* Support development of engineering-led solutions aligned to client outcomes.
* Contribute to client engagement through insight, credibility, and delivery.
* Support retention and growth through demonstrable performance improvement.
What does it take?
* HNC / HND / Degree in Building Services Engineering (or equivalent experience).
* Typically 3–7 years’ experience within Building Services / FM / Engineering environments.
* Proven experience in M&E systems, maintenance delivery, or building performance.
* Experience working with BMS, CAFM systems, or building analytics platforms.
* Understanding of statutory compliance and engineering risk management.
* Demonstrable ability to analyse data and translate into practical outcomes.

Working arrangements
