Location: OldhamSalary: £30,370Reporting to the Housing Management PFI Manager, to support the Neighbourhood Co-ordinator to deliver a range of housing related high quality services to our customers and support the development of strong, sustainable communities.You will initially provide support to the team across all the key aspects of housing management including; management of rent arrears, allocation of homes and ensuring the blocks, schemes, streets and neighbourhoods are well maintained.What you’ll be doingTo ensure the re-let time is minimised on all voids and to lead on all aspects of the void management process including tenancy termination visits, interview and shortlisting of potential customers.To ensure that appropriate referencing and verification is undertaken on all allocations and liaising closely with contractors to ensure void works meet our re-let standard.To lead on organising and carrying out annual tenancy visits and ensure any actions or concerns are documented in line with the annual tenancy visit procedure.To assess the support needs of new and prospective tenants and where appropriate to co-ordinate support services to enable them to effectively sustain their tenancies.To be responsible for taking action on all low level arrears cases up to £500 in accordance with agreed policy and procedure. To promote the use of all neighbourhood and added value services to our customers such as financial inclusion and Great Opportunities.To record all instances of antisocial behaviour and safeguarding concerns as reported to you and assist the Neighbourhood Coordinator in managing these promptly and according to the relevant procedures.To support the Neighbourhood Co-ordinator in delivering Customer Involvement and ASB Prevention initiatives within the communities in which you work.
