Scotland's Railway is part of this large family, and it covers a large geographical area from the Borders to Thurso at the far tip of the North East of Scotland, accounting for almost 20 per cent of the UK rail network. Brief Description
Manage a diverse commercial property estate with a focus on growing income, reducing costs, and delivering an exceptional customer and tenant experience. Lead the identification and execution of strategic investment opportunities, collaborating seamlessly with both internal and external stakeholders to transform innovative ideas from concept to reality. Continuously seek, design, and implement improvement opportunities to create efficient and effective ways of working.

About the role (External)
Here are some of the duties your role will include: -
• Manage and maximise the income potential of the portfolio. Implement strategies to maximise property income and minimise future maintenance costs.
• Undertake Network Rail's obligations as a landlord including enforcement of tenants' covenants. Make certain that all properties are maintained to minimise risk to Network Rail's operational infrastructure.
• Identify opportunities and support an investment programme to maintain and improve asset value and condition of the portfolio.
• Contribute to the development and implementation of Network Rail's estate management policies.
• Manage the property portfolio in compliance with statutory legislation, best practice and professional principles.
• Develop and maintain appropriate relationships with property market professionals, contractors, local authorities and within Network Rail to effectively manage the portfolio.
• Develop and implement approved income budget for the portfolio.
• Complete all relevant documentation in a satisfactory and timely manner.
• Communicate effectively and consistently with all parties involved in the property management process thereby maximising profit.
• Undertake the role of Client Representative under CDM Regulations on behalf of Network Rail in line with company standards.
What you will bring to the role: -
Essential
* Educated to degree level or equivalent
* MRICS qualified
* Experience managing budgets
* People management skills
* Excellent negotiation skills
* Positive and proactive team player
It's desirable if you have it to help give you context to the role: -
* Relevant post qualification experience
* Full driving licence
