2 x Multi Skilled Maintenance Specialist, (1 Day Position and 1 Shift Position with Shift Allowance) with hands on approach to a full range of maintenance tasks across Kings Hospital Estates. To lead the shift team in maintaining the equipment, fabric and utility services of the Trusts Properties. Providing a Patient focussed delivery of all tasks ensuring that Kings provides high quality service delivery.

Liaises With: Team Leader, Maintenance Staff, Heads of Departments, Ward Managers, Patients and Clinical Technicians, Doctors, Nurses


Main duties of the job

Main Duties & Responsibilities

* To deliver a patient focused maintenance service across the Kings Estate on day shift 8.00am to 4.30pm 5 days a week or Long Day or Night Shift for Shift Position.
* Delivering proactive, predictive, planned and reactive maintenance. Planning, issuing and closing works using the FM system for the shift team.
* Take an active role in the delivery and implementation of further FM tools, such as PDA/iPad technology.
* Taking accountability for meeting key performance indicators for agreed service delivery times. (Priority 1-4).
* Manage estate emergency situations escalating to senior teams as risk management and contingency procedures both require and demand.
* To assist all other trades as applicable and as a part of a maintenance team communicate technical issues to other maintenance staff.
* To assemble, install and commission new works and equipment as required.
* Maintain and repair the trusts properties and equipment in accordance with Health Technical Memoranda and Health Building Notes.
* Provide handover between day shift and night shift to ensure that ongoing work is completed

* To ensure that all work is carried out in accordance with the Health and Safety at Work Act 1974 and local operation procedure codes.
* To always ensure confidentiality, only releasing confidential information obtained during the course of employment to those acting in an official capacity.
* To comply with the Authority’s No Smoking and Alcohol Policies.
* Have a good understanding of computers, and in particular standard Microsoft Office Tools, knowledge and experience with BMS and planned maintenance systems will also be an advantage.
* Carry out fire alarm isolations and reinstatements as required.
* Work across an expanding Trust Estate, which may mean carrying out plant and reactive works on remote sites on your own initiative. A high degree of health and safety understanding and awareness is vital.
* Mentor and Supervise junior staff, Act up as a team leader when required
* Carry & hold emergency bleep and emergency Wi-Fi phone as and when instructed

Management

Key result area – To assist the Estates Officers in maintaining standards of maintenance and performance levels in the areas of key performance indicators.

* Co-operate with management in creating an integrated estates service.
* To ensure the completion and update of maintenance records.
* To keep abreast of new development in security methods in relation to specific areas of work.
* To instruct other maintenance staff and fully managed service contractors (where appropriate) in all aspects of their work.
* Any other duties in keeping with the specialist nature of the post including those associated with craft maintenance work.
* Any other duties, which may from time to time, be required, in keeping with the grading of the post and the objectives of the department.

Health & Safety

Key result area- to assist the Estates Officers in providing a safe working environment for all works staff where applicable to specific areas.

* To comply with statutory and other relevant requirements related to Health & Safety legislation and HTM safe systems of work.
* To attend training sessions where applicable in the use of all safety PPE and to follow all safety procedures.
* Draw the attention of management to any defects affecting Health & Safety.
* Undertake acceptance testing of new equipment and advise on suitability for safe use.
* To support risk management for the department by identifying, implementing and maintaining controls and actions where necessary.

* Participate in regular performance appraisal meetings with Direct Manager clear set of objectives and development plans.
* Ensure that you are in compliance with all statutory, mandatory training together with any professional training requirements, ensuring they are up to date and fully compliant.
