Our client is a successful independent shared housing agency in Liverpool with properties across Merseyside and the Wirral. They are now looking for an outstanding and experienced Lettings Manager to join their fun and friendly team, with their office located just outside the city centre.

The Lettings Manager is responsible for driving a team of lettings negotiators whilst working alongside the head of property management to really drive the business forward and maximise potential growth opportunities whilst overseeing the professional management of a portfolio of HMO properties. The tasks required of this position will require flexibility, excellent organisation, and attention to detail. The responsibilities of this position will vary but will include:
* Leading, driving, optimising and developing the Lettings Department.
* Reporting on the performance of the department through management of KPI’s.
* Maximising and optimising the rental portfolio
* Developing and nurturing relationships with new and existing landlords
* Actively seeking & signing up new landlords and properties
* Conducting rental appraisals for prospective landlords
* Ensuring maximum utilisation of rooms, maximising income.
* Liaising with tenants & landlords
* Thinking commercially to develop income streams.
* Onboarding new tenants and landlords onto our CRM
* Overseeing the processing of tenant applications and reference checks
* Taking the lead on producing marketing material for our rental units
* Systematically conducting rent reviews and increases across the portfolio
* Working closely with the Property Management team to ensure efficient operations
The ideal candidate will have a minimum of 5 years’ property experience
With a thorough understanding of lettings as a whole, they will have excellent organisation skills and a good understanding of the local area, as well as use of their own vehicle for appointments. Ideally they will be ARLA qualified.
Our client is offering a basic salary of up to £35,000 dependent on experience plus commission with a realistic OTE of £45,000 - £50,000
Working hours are full-time Monday - Friday 9-5 with occasional weekends if the business requires.
