The Advanced Multi-Skilled Operative is responsible for delivering a high-quality, customer-focused repairs and maintenance service across properties and communal areas. The post holder will undertake a wide range of carpentry, plumbing and associated trade works to an advanced multi-skilled standard, ensuring compliance with health and safety legislation, service standards and Abri policies.
Key Duties and Responsibilities
1. Undertake a broad range of carpentry, plumbing and associated trade works to an advanced multi-skilled level, including masonry, tiling and plastering (internal and external), in line with Skills Awards L3 NVQ Diploma in Maintenance Operations or equivalent
2. Ensure all work is carried out in full compliance with health & safety legislation, building regulations, relevant codes of practice and service standards, including correct use of PPE
3. Liaise effectively with customers, colleagues and other stakeholders to ensure clear communication regarding progress, outcomes and follow-on actions
4. Escalate complex issues to senior staff where required to identify appropriate remedial solutions
5. Deliver a high-quality, right-first-time service, completing repairs within agreed priorities and timescales
6. Act as a professional ambassador for Abri, maintaining positive customer relationships at all times
7. Accurately apply and interpret Schedules of Rates (SoR) to ensure correct job costing and variation of repair orders
8. Participate in the out-of-hours emergency call-out rota and attend emergency repairs when required
9. Accurately complete and maintain all job records, paperwork and reports in line with Abri policies, using appropriate IT systems and devices
10. Procure job-related materials from approved suppliers in line with value for money principles
11. Maintain appropriate stock levels within the works vehicle to support efficient service delivery
12. Ensure the works vehicle is kept clean, safe and roadworthy, carrying out regular safety checks and reporting defects to the Fleet Manager and Support Team
Knowledge, Skills and Experience Required
13. Competent in completing a wide range of carpentry, plumbing and associated trade tasks to a high standard
14. Demonstrable experience working across a variety of property types and repair scenarios
15. C&G or NVQ Level 3 qualification in Carpentry or Plumbing, or equivalent time-served experience
16. Experience working as part of a trade team delivering services to tight timescales
17. Ability to accurately record work undertaken, including labour, materials and costs (paper or electronic systems)
18. Full UK driving licence
19. Ability to undertake physically demanding work
20. Strong commitment to delivering excellent customer service
