Job Title: Lettings Negotiator Directly responsible to: Lettings & Tenancy Progression Team Purpose of the role: As a Lettings & tenancy progression executive you will be an active, contributing member of the lettings team across our HMO, BTR and Co-Living brands, ensuring enquiries are followed up using all routes for contacting and converting to a booking in line with the lettings process. You will be responsible for all aspects of tenancy management, ensuing all compliance documentation and checks are completed prior to issuing the tenancy agreements. The resident experience is at the forefront of everything we do, so you'll be passionate about delivering top customer service. You will be lettings and target led with a clear understanding of each properties proposition and USPs along with clear knowledge of the lettings process as well as policies and procedures. Major Duties: Accountabilities/Responsibilities Responsible for dealing with all lettings enquiries from multiple communication channels including phone, live chat, email and web. Converting enquiries into viewing appointments and bookings. Conducting outbound calls to follow up on all enquiries. Progression of all aspects of tenancy management ensuring tenants are well informed throughout. Completion of Right-to-Right checks. Completion of credit checks. Issuing of tenancy agreements and pre tenancy documentation. Achieve high customer service satisfaction by providing a responsive, friendly and effective service to all residents, resolving any issues quickly and efficiently. Updating all databases accurately to allow for effective analysis. Comply with Health and Safety working practice in accordance with the company’s policy. Demonstrate a clear knowledge of the booking system. Demonstrate a clear knowledge of the properties, keeping up to date with all activity throughout the year. Customer Engagement Support customers across all contact channels (phone, email, live chat, social media). Providing excellent customer experience. Collaborate with the operational teams to stay up to date on property features and selling points. Skills and Qualifications The ideal candidate will have previous experience in a letting’s role Must have very strong written English skills for communication with customers. ARLA Level 3 qualification preferred but not essential. Understanding of lettings legislation. Knowledgeable in lettings processes and best practices. Ability to work with minimum supervision and to tight deadlines. Ability to work as part of a team. Excellent organisational skills and time management skills. Negotiating skills. Ability to deal effectively with people at all levels. Personal Qualities Must be performance and KPI driven. Likes interacting with others. Natural communication skills.
