As the Lifecyle / FMR Manager, you will take ownership of the Forward Maintenance Register, playing a key role in enabling long-term, data-driven decision-making.

Role Overview
In this role, you will lead the development and ongoing management of the Forward Maintenance Register. Your insights will directly inform capital investment planning, lifecycle costing, and strategic asset decisions—ensuring that maintenance needs are accurately forecast, aligned with estate priorities, and cost-effectively delivered.
Key Responsibilities
* Maintain and enhance the Forward Maintenance Register using asset condition data, survey inputs, and compliance records
* Analyse data from CAFM and IWMS platforms to inform maintenance and renewal strategies
* Produce accurate cost forecasts for maintenance, refurbishment, and replacement projects
* Create and maintain 5-year lifecycle plans based on asset criticality, condition, and operational importance
* Collaborate with surveyors, FM providers, and compliance managers to ensure accurate and consistent asset data
* Support capital investment decisions with data-led analysis, KPIs, and predictive modelling
* Prepare clear, structured reports to support budget planning, business cases, and long-term asset strategies
About You
* Demonstrable experience managing asset lifecycle forecasting or FMR processes in a large, complex estate
* Deep understanding of building fabric, M&E systems, and statutory compliance
* Strong data and systems background – confident working with CAFM/IWMS platforms and technical datasets
* Familiar with industry standards such as IAM, ISO 55000, RICS NRM, BIM, Uniclass and COBie
* Able to communicate technical concepts to both specialist and non-technical stakeholders
* Experience aligning asset strategies with sustainability and estate masterplans
* Highly analytical, organised, and solution-focused
* Good MS Office skills
* IAM Certificate (desirable)
* Technical engineering HNC/HND/degree or equivalent (desirable)
