JOB DESCRIPTION

JOB TITLE: Building Supervisor (with supervision)

REPORTS TO: School Principal

RESPONSIBLE FOR: The supervision of the Assistant Building Supervisor and/or cleaning staff (if appropriate)

JOB PURPOSE To provide on-site supervision, cleaning and non-cleaning services under the direction of the designated line manager or other authorised person and in accordance with the practices and procedures of the Education Authority.


MAIN DUTIES AND RESPONSIBILITIES

* Security
o Security of the premises (including school meals accommodation) and its contents.
o Open and close the premises and grounds, except where authorised otherwise.
o Ensure that all windows are closed, doors and gates are locked at the end of each day.
o Safe custody of the keys, allocation to cleaning staff where appropriate, and ensuring keys are returned at the end of the day.
o Operate and monitor security camera system and store tapes where appropriate.
o Operate fire alarm, burglar alarm and building security systems and report faults.
o Attend after-hour break-ins and vandalism and ensure premises are secure and cleaned at the earliest opportunity when clearance is given and unauthorised entry or damage is reported.
o During normal hours report suspicious activity to the designated line manager to ensure safety.
o Report breaches of security including discovery of needles or suspicious illegal substances in accordance with policy.
o Apply grit/rock salt in snow/frost to keep pathways and entrances clear.
* Mechanical and Electrical Services
o Efficient operation of boiler/heating system in line with policy and energy conservation.
o Lighting and heating of premises and routine maintenance of plant including school meals accommodation where applicable.
o Ensure adequate fuel is requisitioned in good time.
o Monitor and document usage of fuel, water and electricity.
o Replace lamps, tubes and plugs up to 3.35m using appropriate equipment.
o Inspect and report defects on firefighting equipment.
o Chemically dose, clean and maintain water levels of any swimming/hydrotherapy pools.
* Cleaning
o Clean the premises except areas used solely for school meals.
o Plan, organise and control the work of cleaning staff (if appropriate) while personally undertaking cleaning duties.
o Plan periodic work in consultation with service users and report plans to the line manager.
o Recommend and implement changes to improve economy, standards or ease of operation.
o Monitor materials and equipment and advise on suitability.
o Ensure hard surfaces, paths and grounds are clean and free of litter.
o Ensure external drains and kitchen grease-traps are free-flowing by removing obstructions up to 3.35m.
o Wash and clean bins and empty litter bins daily.
o Provide ongoing cleaning service for spills, flooding, midday toilet cleaning and weather-related issues.
o Replenish toilet rolls, soaps, towels, and other requisites during the day.
o Inspect and maintain sandpits and paddling pools as required.
o Clean external signs, light covers and notices up to 3.35m.
o Clean non-electrical fittings on portable heating and ventilation equipment.
o Maintain supplies of materials and equipment within budget and ensure equipment is kept in good condition and stored correctly.
o Report defects in cleaning equipment to the line manager.
o Prepare premises for after-school activities and clean for normal use.
o Direct and clean internal fixed glass surfaces up to 3.35m with appropriate equipment.
o Ensure cleaning staff wear PPE and/or workwear when provided.
o Ensure cleaning standards meet Education Authority standards; investigate complaints and take corrective action where appropriate.
* Porterage
o Receipt and transport of stores and materials, including meals and milk, and distribution to storage points.
o Despatch laundry and goods from the building.
o Assist with setting out and removal of furniture in multi-use spaces; clean the room as required.
o Transport refuse bins to collection points.
o Prepare rooms for examinations and other uses.
* Administration
o Prepare reports on cleaning and any defects in the premises.
o Organise external contractors or workmen using the Education Authority system and monitor their activity.
o Complete paperwork and write reports as required.
o Maintain records of consumables and equipment inventory.
o Report electrical floor equipment defects and keep records of repairs; ensure equipment is cleaned and stored safely.
o Maintain staff attendance, holidays and absence records and return them timely.
* Handyperson Duties
o Within the competence of the post-holder.


General Conditions

* All duties must comply with: Health and Safety at Work (NI) Order 1978; Acts of Parliament and Regulations; COSHH; Codes of Practice.


Training

* Building supervisors will accept training for duties up to and including their own grade, or higher grades if required by the authority. Payment applies only when higher duties are required.
* Induction and refresher training of cleaning staff (if appropriate) with records kept.


Elections

* In elections, the building supervisor will perform duties as determined by the joint negotiating committee; specifics issued when required.


Other Duties

* Falling within the grade as required.
