Real People Solutions are delighted to be recruiting for a Stock Condition Surveyor on behalf of our client. This is an excellent opportunity for an experienced property professional to join a forward-thinking Housing Asset Management team on a temporary to permanent basis.
Duties
As a Stock Condition Surveyor, you will:
* Carry out stock condition surveys on housing and garage stock to assess the condition, life expectancy, and future investment needs of key components.
* Collect and input data into the Asset Management System (Keystone) in real-time using mobile technology.
* Undertake HHSRS evaluations, energy performance surveys, and asbestos surveys.
* Conduct pre-inspections, void inspections, and other specialist surveys such as structural, access, and Right to Buy.
* Produce Energy Performance Certificates and maintain accurate asset records to inform long-term maintenance strategies.
* Provide technical advice, prepare reports, and contribute to planned works, refurbishments, and improvement projects.
* Work closely with tenants, contractors, and colleagues to ensure housing assets are effectively maintained.
Skills
We are seeking a candidate who can work independently and confidently in a professional environment, with excellent technical knowledge and communication skills. You will need to demonstrate:
* A recognised degree in a construction-related subject OR HNC/HND in Building Construction with significant post-qualification experience.
* Proven knowledge of building construction, pathology, and defects diagnosis.
* Qualification as a Domestic Energy Assessor and P402 Asbestos Surveying & Sampling.
* Strong knowledge of housing health & safety legislation, including HHSRS and CDM Regulations.
* IT literacy, particularly Microsoft Office and asset management software.
* Full driving licence and access to your own vehicle.
Desirable: Progress towards RICS or CIOB membership, and experience with asset management software.
