About the role
We are looking for a proactive and experienced
Estates Manager
to lead the
strategic
management
of our diverse commercial real estate portfolio.
This includes our operational power generation sites (captured landfill and mineral methane, as well as natural gas power response), solar and battery storage facilities, offices, workshops, and land earmarked for future development activities.
This is a pivotal role in ensuring our significant
operational estate assets are optimised,
compliant, and aligned with our long-term business goals. You will work cross-functionally with internal teams and external stakeholders,
driving value through effective negotiation, planning, and portfolio
management.
You will work closely with the Senior Leadership Team to drive performance and deliver on strategic objectives.
Ideally, you will have experience in the
energy or utilities sector
, dealing with a broad range of real estate matters and a proven track record of
managing complex and dynamic commercial estates
.

This is a hybrid role where you will be expected to work a minimum of one day a week at our
Head Office, located in Northampton, and travel to sites across the UK as required.
Key Responsibilities
* Leading negotiations for
land rights renewals, rent and royalty arrangements,
and the granting of additional rights
* Advising on all aspects of strategic development initiatives within the operational estate portfolio and the expansion of our estates footprint
* Ensure all transactions support viable project delivery and align with strategic financial objectives
* Manage planning consent renewals and variations
* Oversee landlord consents, rent reviews, service charge demands, and other pass-through costs
* Manage third-party rights, wayleaves, access rights, and consent requests
* Maintain and enhance the estates management database, ensuring timely renewals and system improvements
* Coordinate
site yielding-up arrangements
and exit strategies
* Advise senior management on estate matters, including strategic planning
* Collaborating across teams to ensure consistent and effective asset management with internal teams and external landowners
* Support the development and auditing of estate-related policies and procedures
* Manage external consultants (property, planning) and oversee the Estates budget
* Contribute to monthly Board reporting and bi-annual forecast reporting
About you
* MRICS qualified
with a minimum of
5 years' post-qualification experience with strong landlord/tenant law experience UK-wide
* Experience in the
energy or utilities sector
, dealing with a broad range of real estate matters and a proven track record of managing complex and dynamic commercial estates
* You can lead negotiations for land rights renewals, rent and royalty arrangements, and the granting of additional rights.
* Strategic thinker who can develop and implement a strategy, with strong negotiation and communication skills
* Places a priority on developing one's own skills, knowledge, and abilities in line with team requirements
* Familiarity with
Power BI
and
Microsoft Project
is advantageous
* Full UK driving license required, with the ability to travel to sites when
required
* You must be within a commutable distance of our Head Office in Northampton
