Reporting to the Construction Director, the Contracts Manager is responsible for overseeing site development from land acquisition to completion, ensuring Safety, Health, and Environmental standards are maintained, and Programme, Quality, and Cost targets are achieved within budgets and timescales through effective management of Site Managers and subcontractors. The role includes delivering the divisional construction execution plan.
Key responsibilities include:
1. Manage and monitor Safety, Health, and Environmental (SHE) performance to ensure compliance with legal obligations and company standards.
2. Support in providing tender requirements for subcontractors and suppliers, monitor their performance, and feedback to the Commercial department.
3. Ensure adequate resources are available for effective site start-up.
4. Monitor construction programme performance to meet targets and ensure timely completions, including progress chasing and coordinating with sales and build meetings.
5. Control additional costs for non-productive and prelim expenditure, participating in cost control meetings.
6. Liaise with all departments to support the Site Manager’s role, ensuring the availability of information, materials, and contractors.
7. Monitor each stage of construction for quality assurance.
8. Liaise with purchasers to ensure high levels of post-completion service.
9. Support Site Managers in resource allocation, communication, training, and workload organization.
10. Provide a professional interface with purchasers, external contacts, and contractors.
11. Assist the Construction Director in all matters relating to the performance of the Construction Department.
12. Set and achieve build programme targets.
13. Lead and develop the site management team.
14. Participate in recruitment and support personnel development.
To be successful, candidates should be:
1. Strong team motivators with drive and tenacity.
2. Experienced in a senior construction role with managerial responsibilities.
3. Self-confident, decisive, resilient, and able to work under pressure.
4. Members of the Chartered Institute of Builders and/or NVQ level 5 qualified (desirable but not essential).
5. Knowledgeable of all construction trades and legislative requirements, including Health and Safety, NHBC, and Building Regulations.
6. Experienced in customer care issues.
