Job Summary and Key Responsibilities
Key Responsibilities:
Property & Estate Management
* Manage a portfolio of residential blocks and developments
* Conduct regular site inspections and produce written reports
* Ensure communal areas are well maintained, clean, and safe.
* Instruct, supervise, and monitor contractors and service providers
* Oversee planned and reactive maintenance works
* Resident & Client Relations Act as the main point of contact for leaseholders, residents, and freeholders
* Respond to queries, complaints, and emergencies in a timely and professional manner
* Organise and attend residents’ or AGM meetings when required. Build and maintain positive working relationships with stakeholders
Financial Management
* Preparation and management of service charge budgets
* Monitor expenditure and ensure value for money
* Approve invoices in line with budgets and company procedures
Compliance & Health & Safety
* Ensure compliance with lease terms, legislation, and industry regulations
* Oversee health & safety requirements, including fire risk assessments and insurance
* Ensure statutory inspections and certifications are completed on time
* Report and manage risk issues appropriately
Administration & Reporting
* Maintain accurate property records and documentation
* Prepare reports for clients, residents, and senior management
* Use property management software effectively
What are we looking for:
Essential:
* Strong communication and organisational skills
* Ability to work effectively as part of a team
* Competent IT skills, including property management systems, email, and spreadsheets
* Full UK driving licence
* A proactive attitude with a strong desire to learn and progress within property management
Desirable:
* Previous experience in residential block or property management ATPI or MTPI qualification (or working towards)
* Working knowledge of service charges, leases, and relevant property legislation
