Are you passionate about keeping people safe in their homes and shaping the future of building safety? We are looking for a proactive and experienced Building Safety Manager to help us maintain and evolve our Building Safety Framework - ensuring we remain fully compliant with building safety legislation and deliver safe homes for our residents.
Watford Community Housing currently manages five Higher-Risk Buildings (HRBs) with additional buildings over 11 metres due to be transferred into our portfolio. This is an exciting time to join us as we strengthen our approach to risk management, culture and building assurance across our growing stock.
What's the role?
As our Building Safety Manager, you will be the visible leader of building safety compliance for Watford Community Housing. You'll ensure building safety risks are identified, mitigated and continuously monitored - and that safety remains at the core of how our buildings are operated and maintained.
Key responsibilities include:
* Building Safety Framework Management - ensuring processes, policies and controls remain robust, compliant and effective
* Safety Case & Safety Case Report Management - maintaining up-to-date safety cases for all HRBs and emerging buildings over 11m
* Regulator Engagement - acting as the primary contact for the Building Safety Regulator and other statutory bodies
* Resident Safety & Engagement - ensuring residents receive clear, accessible safety information and have confidence in how their building is managed
* Golden Thread & Data Assurance - maintaining accurate records that support real-time, safe management
* Mandatory Occurrence Reporting - Embedding and maintaining a strong safety reporting culture
* Compliance Assurance - working with internal teams and external partners to ensure all building safety actions and remediation are delivered on time
* Risk Identification & Assessment - coordinating fire and structural safety activities including ongoing inspections and monitoring
* Leadership & Reporting - providing performance and risk assurance updates to senior leaders and our Executive Management Team
This role is critical in ensuring we maintain compliance now and into the future, adapting to new regulations, standards and resident expectations.
What are we looking for?
We're looking for someone who brings technical confidence, leadership capability and a genuine commitment to resident safety. You will thrive in a role where collaboration, communication and influence are key to success.
Essential:
* Proven professional experience in building safety, fire safety or a related compliance field (minimum 3 years)
* NEBOSH Fire Safety Certificate (or equivalent)
* Building-related qualification and evidence of ongoing CPD
* Strong understanding of fire and structural safety principles and how they are assessed and managed
* Ability to interpret and navigate regulatory frameworks including the Building Safety Act
* Full UK driving licence and business-use insurance
* Ability to achieve and maintain a satisfactory DBS check
Desirable:
* Experience is navigating the Building Safety Regulator Gateways.
* Excellent communication and interpersonal skills.
* Ability to work independently and make informed decisions.
* Commitment to continuous improvement and resident safety.
* Knowledge and experience of working in the housing sector.
* Knowledge of Microsoft Office including Excel
