This role is pivotal in managing leaseholder service charges, major works, shared ownership properties, Right to Buy applications, and other leasehold services income. The position requires taking ownership of leasehold property management performance, ensuring accurate expenditure apportioning and accounting. The role is essential in delivering exceptional customer service and preparing annual estimated and actual service charge accounts. It involves a broad range of duties, including day-to-day management of leasehold properties and the collection of service charge arrears, as well as issuing Section 20 notices in compliance with legislation. The role must be fulfilled within the framework of service objectives, the Council's corporate objectives, policies, and legal requirements.
Responsibilities
* Administer leaseholder service charges, major works, and shared ownership properties.
* Manage Right to Buy applications and other leasehold services income.
* Ensure accurate apportioning and accounting of expenditure.
* Deliver outstanding customer service and service delivery.
* Prepare annual estimated and actual service charge accounts.
* Assist with day-to-day management of leasehold properties.
* Collect service charge arrears.
* Issue Section 20 notices in accordance with legislation.
* Work with colleagues to achieve service plan objectives/targets.
* Participate in Employee Development Scheme/Appraisals.
* Promote the Council's Equal Opportunity Policy and Diversity Strategy.
* Ensure compliance with the Health and Safety at Work Act 1974 and the Council's Health and Safety Policy.
* Understand and commit to Section 17 of the Crime and Disorder Act 1998.
* Undertake other activities as agreed by the Head of Service.
Requirements

* Experience in leasehold property management.
* Strong understanding of service charge administration.
* Knowledge of relevant legislation, including Section 20 notices.
* Excellent customer service skills.
* Ability to work within Council objectives and policies.
