Job Description – Property Manager, Client Side (Oxted)
Salary: £43,000 plus car or car allowance
Location: Oxted, Surrey
Working Pattern: Three days in the office, one day on site, one day from home
The Role
A respected client side organisation in Oxted is looking for an experienced Property Manager to join their team. This is a stable, well structured role with no AGMs and a manageable portfolio. The focus is on service delivery, communication and ensuring buildings are maintained to a high standard. You will work closely with internal stakeholders rather than external freeholders or agents, giving you direct ownership of the sites you oversee.
The position offers an excellent balance between office presence, site visits and home working, making it an ideal role for someone looking for long term stability and a supportive environment.
Key Responsibilities
• Managing a portfolio of residential developments as the client representative
• Carrying out site inspections, identifying issues and arranging remedial works
• Overseeing contractors and planned maintenance programmes
• Monitoring service charge expenditure and working with the accounts team
• Managing compliance, health and safety and ensuring all statutory requirements are met
• Providing clear communication with residents and internal departments
• Reporting on building performance and assisting with planning improvement works
• Supporting internal projects to enhance building condition and resident experience
The Ideal Candidate
• Experience in residential property management or estate management
• Strong understanding of service charges, maintenance and compliance
• Confident working independently with support when needed
• Professional communicator with a calm, organised approach
• Able to build strong relationships across internal teams and contractors
• Full UK driving licence
