Role Overview
The Pre-construction Manager will lead the early-stage development of construction projects, focusing on façade systems, building remediation, and compliance-led works. The role involves coordinating design, estimating, and planning activities to ensure projects are feasible, cost-effective, and aligned with safety and regulatory requirements. A construction background is preferred, though not essential, as strong technical and project management skills are key.
Key Responsibilities
* Lead preconstruction activities across multiple projects, including design review, cost estimation, and risk assessment.
* Collaborate with clients, consultants, and internal teams to define project scope, objectives, and deliverables.
* Review technical designs, specifications, and construction drawings, providing guidance on feasibility and buildability.
* Develop accurate cost plans, budgets, and tender documentation.
* Identify risks, constraints, and potential challenges early in the project lifecycle, proposing mitigation strategies.
* Support procurement and contractor selection processes.
* Maintain strong awareness of regulatory requirements, building safety standards, and industry best practices.
* Provide technical input and recommendations to ensure projects meet quality, safety, and compliance standards.
* Ensure all preconstruction documentation is maintained accurately and is readily available for project teams.
Systems & Tools
* Proficiency with MS Office suite.
* Experience with project management or cost estimation software is advantageous.
* Ability to interpret technical drawings and specifications.
Person Specification
* Proven experience in preconstruction, estimating, or project coordination roles is desirable.
* Construction industry experience is preferred but not essential.
* Strong technical understanding of façade systems, building materials, and remediation works is a plus.
* Excellent analytical and problem-solving skills.
* Strong organisational skills, with the ability to manage multiple projects simultaneously.
* Effective communicator with strong written and verbal skills.
* Ability to work independently and collaboratively within multidisciplinary teams.
Desirable Experience
* Experience in façade or cladding projects, passive fire protection, or building safety remediation.
* Knowledge of construction procurement, tendering, and contract management processes.
* Relevant professional qualifications in construction, engineering, or project management.
