Overview
Guildprime Specialist Contracts Limited is a leading specialist in high‑end construction and bespoke fit‑out projects, delivering exceptional quality and service to an exclusive client base. We are seeking an experienced and commercially astute Senior Quantity Surveyor to take responsibility for the commercial management of multiple high‑end fit‑out and refurbishment projects.
The Senior QS will play a key role in ensuring strong financial performance, robust contract administration, accurate cost control, and effective commercial governance throughout the project lifecycle. This role requires a proactive, detail‑driven professional with strong client‑facing skills and extensive experience in high‑end, fast‑track environments.
Key Responsibilities
Commercial & Financial Management
* Manage the full commercial lifecycle of projects from tender through to final account.
* Prepare, submit, and negotiate interim valuations, applications for payment, and final accounts.
* Produce accurate cost reports, forecasts, cash‑flow projections, and margin analysis.
* Monitor project budgets, cost‑to‑complete, and financial risks, implementing corrective actions where required.
* Manage variations, change control, delay analysis, and commercial claims.
Contract Administration
* Administer JCT contracts (essential) and NEC/bespoke fit‑out contracts (desirable).
* Ensure compliance with contractual obligations, notices, and reporting requirements.
* Review and negotiate subcontract orders, ensuring commercial robustness and clarity of scope.
* Maintain accurate records, correspondence, and documentation to support commercial positions.
Procurement & Supply Chain Management
* Lead procurement of subcontract packages, including tendering, analysis, negotiation, and appointment.
* Build strong relationships with specialist subcontractors and suppliers within the high‑end fit‑out sector.
* Ensure procurement aligns with project budgets, programme requirements, and quality expectations.
Project Support & Collaboration
* Work closely with Project Managers, Design Managers, and Site Teams to ensure commercial alignment.
* Attend project meetings, design reviews, and commercial risk reviews.
* Provide commercial insight to support decision‑making and project delivery.
* Support dispute resolution processes professionally and constructively.
Client & Stakeholder Engagement
* Act as a key commercial point of contact for clients, consultants, and agents.
* Maintain strong client relationships, ensuring transparency, professionalism, and trust.
* Support business development by providing commercial input and representing Guildprime positively.
Team Contribution & Leadership
* Mentor and support Assistant and Intermediate Quantity Surveyors.
* Promote best practice, consistency, and commercial discipline across the team.
* Contribute to continuous improvement of commercial processes and systems.
Skills & Experience
Essential
* Minimum 7–10 years’ experience in Quantity Surveying within high‑end fit‑out or construction.
* Strong knowledge of JCT contracts (NEC desirable).
* Proven track record of managing commercial aspects of complex, fast‑track projects.
* Excellent negotiation and communication skills.
* Strong financial acumen with advanced cost control and forecasting capability.
* Experience working with high‑net‑worth clients, consultants, and luxury‑sector stakeholders.
* Degree in Quantity Surveying, Commercial Management, or similar.
* Proficient in cost reporting, procurement, and commercial documentation.
Desirable
* Experience in luxury retail, high‑end residential, hospitality, or commercial fit‑out.
* RICS membership (advantageous but not essential).
* Experience in dispute resolution and claims preparation.
