Job Summary
The successful applicant will have responsibility for managing the day-to-day maintenance of their portfolio of residential blocks managed out of our Watford office. You must have a driving licence and daily use of a car; all business miles will be reimbursed.
Responsibilities will include:
· Responding to maintenance problems as they arise, promptly and efficiently, and recording all relevant information on the property management system, as required.
· Instructing appropriate contractors in accordance with landlords' or directors' wishes.
· Ensuring maintenance is carried out to successful completion. This to include property visits, as required.
· Checking and payment of tradesmen's invoices.
· Carrying out property inspections, as required.
· Controlling, and recording for security purposes, the issuing of keys, as required.
· Attending Block Management Annual General Meetings (AGMs). The Property Manager will be required to attend block management AGMs, which are often held outside of normal office hours. (Additional time off is allowed in order to compensate for this -- agreed with the Branch Manager.) The Property Manager will be required to organise the AGMs and attend. Minutes may also have to be taken and typed up after the meetings prior to distribution and completion of action points, as required.
