Role Description
This is a full-time on-site role located in Headingley, Leeds for a Client-Side Property Surveyor & Asset Manager. This is a hands-on role, and the successful candidate will be allocated their own properties. The role would suit someone with experience in a similar client-side role or property management experience looking to progress into asset management. Responsibilities include managing property assets, lease administration, identifying value-add initiatives, and ensuring efficient portfolio management. Daily tasks involve property inspections, tenant relations, budget management, and lease administration.
Main Duties
* Dealing with lease renewals and rent reviews.
* Marketing vacant space and delivering new lettings, with or without external agents.
* Managing development and refurbishment projects.
* Routine and planned maintenance, repairs, and inspections.
* Ensuring Health and Safety compliance across the portfolio.
* Property acquisitions, sourcing opportunities, and due diligence.
* Undertaking development appraisals and evaluating potential acquisitions.
* Preparing service charge budgets and completing year-end reconciliations.
* Creating value through asset management initiatives.
* Handling tenant applications for alterations or assignments.
* Tenant liaison and overall property and asset management.
* Managing external surveyors, architects, contractors, and residential managing agents.
Qualifications
* Skills in Property Management and Commercial Real Estate
* Experience in Lease Administration and lease handling
* Proficiency in Budgeting and financial management
* Excellent interpersonal and communication skills
* Ability to work independently and manage multiple tasks
* RICS Qualification and a Bachelor's degree in Real Estate or a related field are preferred
* Experience in the Yorkshire property market is advantageous
