Key responsibilities include: Gaining a thorough understanding of contract obligations and pricing strategy Reviewing and refining pre-construction cost allowances and project strategy Developing a robust procurement programme alongside the Project Quantity Surveyor Managing subcontractor selection, negotiation, and timely appointment Conducting routine commercial performance reviews to monitor cost and value Demonstrating strong knowledge of NEC contract administration Providing leadership and direction to the Project Quantity Surveyor where required Taking control of the tender programme and transforming it into a detailed construction schedule Establishing and overseeing a structured snagging and close-out process Creating and managing an Information Release Plan to coordinate input from designers, clients, and statutory authorities Ensuring all subcontractors meet competency standards and comply fully with CDM Regulations Preparing and maintaining the Construction Phase Health & Safety Plan, securing required approvals before site commencement Leading daily safety coordination meetings with site teams and subcontractors Ensuring adherence to all relevant health & safety legislation and managing timely submission of H&S files, O&M manuals, and building documentation Implementing and maintaining a comprehensive site quality management system About You Required Certifications: Valid CSCS card Ideally hold current Security Clearance and have experience of running defence sector projects Asbestos Awareness certification SMSTS (Site Management Safety Training Scheme) Essential Experience & Skills: Proven track record in project management, ideally within the construction sector Strong interpersonal skills with the ability to foster productive relationships with clients, subcontractors, and internal teams Commercially aware with solid contract knowledge Organised, proactive, and committed to delivering high standards O’Neill and Brennan values diversity and promotes equality, All individuals will be treated in a fair and equal manner and in accordance with the law regardless of gender, marital status, race, religion, colour, age, disability or sexual orientation
