Project Quantity Surveyor

Role Purpose
Take full ownership of all quantity surveying responsibilities across assigned projects, ensuring that commercial and contractual obligations are effectively managed and project value is maximised at every stage.
Key Responsibilities
* Oversee daily commercial and contractual activities on assigned projects.
* Administer contracts effectively, including change management and maintenance of associated documentation (e.g., Change Order Logs).
* Negotiate and secure best value when placing subcontract orders.
* Contribute to the preparation and management of project budgets, cost plans, and feasibility assessments as required.
* Review, validate, and approve subcontractor interim valuations and final accounts, ensuring compliance with the Construction Contracts Act.
* Lead pre-appointment meetings with subcontractors to clearly define scope and ensure appointments align with company subcontract terms and any main contract flow-down requirements to mitigate risk.
* Prepare accurate and timely Monthly Cost Value Reports (CVRs) for review with Commercial, Project, and Contracts Managers, and for presentation to Project Directors.
* Optimise project cash flow through prompt submission of monthly valuations, supported by complete and accurate documentation in line with contractual requirements.
* Negotiate, prepare, and agree Final Accounts, including claims relating to loss and expense, delay and disruption, and extensions of time.
* Maintain strong and collaborative working relationships with design teams and client representatives throughout the project lifecycle.
* Ensure full compliance with company commercial procedures where delegated authority applies.
Candidate Profile
* Bachelor’s Degree in Quantity Surveying & Construction Economics or equivalent qualification recognised by the Society of Chartered Surveyors of Ireland (SCSI) and/or the Royal Institution of Chartered Surveyors (RICS).
* 3–5 years’ experience in a quantity surveying role.
* Strong knowledge of standard forms of construction contracts (e.g., NEC, RIAI, FIDIC).
* Ability to critically assess documentation (contracts, drawings, specifications, CVRs) and identify commercial risks and opportunities.
* In-depth understanding of construction methodologies, processes, and systems.
* Commercially astute with awareness of market conditions, competition, and value engineering principles.
* Excellent numerical, analytical, and report-writing skills.
* Strong negotiation, communication, and conflict resolution abilities.
* Highly process-driven with a results-focused mindset and strong attention to detail.
