Position: House Manager
Location: Fitzwarren House, London, N6 5LX
Working Hours: Monday - Friday 08:00 – 17:00
Salary: £36,000 - £40,000 (depending on experience)

Development Details
Fitzwarren House is a retirement and independent living development in Highgate, comprising 17 apartments. The site features landscaped gardens with a fish pond, a residents' lounge, and a conservatory, connected by accessible pathways that create a welcoming environment. The development is about a 10-minute walk from Archway Underground Station.
Key Responsibilities and Requirements
* Provide exceptional customer service to residents, guests, and visitors by being attentive, visible, and interactive. Conduct site walkthroughs and engage with residents.
* Coordinate community engagement activities such as morning coffees.
* Manage front desk duties: parcels, keys, resident queries and complaints in a timely manner.
* Be a true expert in customer service to engage, communicate, and inspire others.
* Have a good understanding of building safety; ensure Health & Safety compliance; conduct site checks (daily, weekly, monthly); create disaster recovery manuals; review risk assessments; ensure remedials are actioned.
* Supervise contractors on site; ensure RAMS and permits to work are in place.
* Maintain the upkeep, appearance, functionality, and image of the building (internal and external) in line with company and brand standards.
* Carry out light maintenance tasks as required (e.g., changing light bulbs, clearing blockages).
* Support residents by liaising with third-party contractors for their homes as required.
* Conduct routine checks of the premises including plant rooms and machinery; perform regular fire prevention and health and safety checks; manage on-site contractors; coordinate reactive maintenance; ensure smooth site operation.
* Undertake appropriate First Aid and emergency response training, including operating defibrillators.
* Carry out security inspections and operate CCTV as required to monitor site security.
* Hold the IOSH Managing Safely qualification or be willing to obtain within the first 6 months of employment.
* Hold the TPI qualification or be willing/able to obtain within the first year of employment.
