Contracts Manager – Potter Space (Leeds-based, UK-wide portfolio)
Opportunity
An exciting opportunity has arisen for a dynamic and ambitious Contracts Manager to join our growing Potter Space team. As the new Contracts Manager, you will take a key role in the management of the Construction team with a focus on delivery of new build development and site maintenance programmes.
This is a hands-on role where you’ll work closely with internal teams, contractors, and tenants to deliver a proactive, efficient and high quality service.

The Role
As the Contracts Manager you will report into the Head of Construction and will play a key role in the delivery of the next phase of development.
The role is based at our new modern headquarters in Leeds City Centre with travel to our sites a key requirement of the role.
Key Responsibilities
Contract and Project Management
Ensure projects are executed efficiently, meeting deadlines, quality standards & customer expectations
Manage all projects with a focus on budget, cost control and financial reporting to the Finance Manager/Finance Director as appropriate, with support/input from the external Quantity Surveyor
Develop & maintain project schedules and associated resource allocation plan that is live and visible to the wider team
Chairing/attending pre-start meetings with subcontractors
Driving operational efficiency through planning, risk management, project controls & Lean principles
Provide clear reporting on progress, risk and performance to the senior leadership team
Ensure live projects are performing as per tender documents/pre-start meeting criteria
Support the Quantity Surveyor with the preparation of tenders and conduct final review/adjudication before they are submitted to the board for approval
Stakeholder management
Liaise with internal teams (property, finance & commercial delivery)
Act as the primary point of contact for customers/tenants and consultants
Build relationships with customers, suppliers and subcontractors
Managing external consultants, subcontractors & supply chain partners
Health and Safety
Ensure health and safety is compliant with HSE regulations and company policy. Regular reviewing of H&S documents including RAMS and key paperwork
Ensure all site personnel are trained and adhere to safety protocols, including method statements and permit-to-work
Ensure compliance is documented efficiently and effectively
People management
Conduct performance reviews, training, and support development initiatives to enhance team capabilities
Provide support/guidance to the construction buyer and contracts administrator
About You
Organised and structured approach
Able to challenge internally/externally across seniority levels
Confident and capable in role - ability to operate independently
Excellent communication skills
Experience in Construction within commercial/ industrial environments
Strong knowledge of Health & Safety and compliance
Dependable, flexible and responsible individual with excellent communication and organisational skills
Desirable: SMSTS or equivalent, IOSH or NEBOSH qualifications
Location
Leeds-based with UK travel (typical week 2 days office, 3 days sites)
