Site Manager – London & Essex

A dynamic property contractor working on a diverse mix of commercial and residential projects across London & Essex. We pride ourselves on delivering high quality work with integrity, innovation, and a focus on client satisfaction. We are scaling up our operations, and are looking for someone with hands-on site management experience (or strong transferable skills) to join us and grow into a senior role.
Role Purpose
As Site Manager, you will take full ownership of day-to-day operations on site. You will oversee all site activities, coordinate trades, ensure compliance with health & safety, manage client and subcontractor relationships, and deliver projects on budget, on time, and to the highest standard. You will bridge the gap between the office and the field, acting as the key point of contact for clients, consultants and contractors on site.
Key Responsibilities
Project & Site Delivery
* Plan, organise and manage all site operations from start to finish, ensuring efficient progress, cost control, and high quality.
* Interpret and manage construction drawings, specifications, and technical documentation.
* Generate, maintain, and update the construction programme, critical path and look-ahead schedules.
* Monitor labour, materials, plant, and logistics to ensure resources are in place when needed.
* Manage subcontractors, trades, and site staff—allocate work, carry out supervision, resolve clashes or interface issues.
* Oversee procurement of materials, negotiate with suppliers, track deliveries, and control site inventory.
* Maintain strict control of site costs, track variations, produce cost reports, and seek value engineering opportunities.
Quality, Safety & Compliance
* Ensure that all work complies with building regulations, specifications, and quality standards.
* Lead on health & safety: ensure risk assessments, method statements, permit-to-work systems, toolbox talks, and site safety inspections are carried out.
* Ensure all site welfare, signage, barriers, site security, and environmental controls are in place.
* Conduct inspections and snagging, manage defect resolution, and attend handover inspections.
Stakeholder Management & Reporting
* Serve as the on-site representative for Neo Spaces with clients, consultants, building control, and other stakeholders.
* Conduct regular site meetings (e.g. weekly site meeting, trade coordination, progress reviews).
* Provide written reports, photography, site diaries, daily and weekly progress updates, and KPI reporting.
* Liaise with design team and consultants to issue revisions, clarify queries, and manage change orders.
Supervisory & Leadership
* Mentor and supervise junior site / office staff, foremen, and site operatives.
* Foster a positive site culture—drive accountability, teamwork, safety consciousness, and continuous improvement.
* Identify training needs and support the development of site team members.
Person Specification / Requirements
Essential:
* Proven experience in site supervision or site management in construction or a related field (commercial or residential).
* Ability to read, understand, and apply construction drawings, specifications, and technical documents.
* Strong organisational and planning skills; ability to prioritise under pressure.
* Excellent communication, negotiation, and interpersonal skills.
* Ability to problem-solve and think proactively when challenges arise.
* Strong leadership presence; able to motivate and lead teams on the ground.
* Good commercial awareness — control costs, identify efficiencies, manage variations.
* A full UK driving licence is essential (for visiting sites / moving between projects).
* Working knowledge of health & safety regulations (CDM, etc.) and site compliance.
* Competent user of Microsoft Office (Excel, Word, etc.), and ideally familiar with project scheduling or site management software.
Desirable / Advantageous:
* Formal qualification in Construction Management, Building, Civil Engineering, or related discipline (HNC, HND, Degree).
* Health & safety certification (e.g. SMSTS / SSSTS, NEBOSH, IOSH).
* Experience in a mix of commercial & residential construction (refurbs, extensions, fit outs, new builds).
* Experience dealing with clients, consultants, or contract variations.
* Experience with contract forms (JCT, NEC, etc.) or knowledge of contract administration.
* Experience in defect resolution, snagging, final handovers.
* CSCS / black supervisor / manager card or equivalent.

Sample Weekly / Daily Tasks
* Morning site briefings, review programme, check deliveries and resources
* Walk site to monitor work, kvalitet, safety compliance, and resolve issues
* Liaise with subcontractors about sequence, supply, and finish quality
* Update site diaries, raise change order requests, process variation costs
* Conduct toolbox talks, safety checks, inspections, issue non-conformances
* Attend site coordination meetings, client visits, design queries
* Monitor cost usage, issue site orders / purchase requisitions
* Inspect completed work, walk punch lists, coordinate finishing trades
