JOB DESCRIPTION SUMMARY

This role offers an exciting opportunity to be part of the team launching our new student housing in Wembley, helping to establish a top student living space in the region. We are seeking a candidate with a maintenance background, with training, growth opportunities, and ongoing support available. The successful individual will contribute to an exceptional resident experience by providing high standards of repairs, maintenance, planned and unplanned works, and ensuring statutory compliance of the building fabric and mechanical/electrical systems. Responsibilities include inspecting and diagnosing faults, undertaking minor repairs, and decorating the building(s), grounds, and equipment.

JOB RESPONSIBILITIES

1. Work with the Community team to ensure high cleanliness standards throughout the community.
2. Communicate effectively with residents, contractors, and colleagues, demonstrating understanding of maintenance issues and responding proactively.
3. Monitor and maintain the electronic maintenance reporting system, OneSite, ensuring timely and quality completion of tasks and keeping tenants informed.
4. Provide regular updates to residents regarding maintenance issues to promote satisfaction.
5. Administer property maintenance records following Greystar policies and procedures.
6. Manage services within budget and resource constraints.
7. Maintain adequate supplies and plan forward for spares and stock.
8. Perform or oversee repairs in plumbing, joinery, carpentry, painting, lighting, etc., ensuring high quality standards.
9. Respond promptly to health and safety issues.
10. Report incidents or accidents using proper systems and documentation.
11. Assist with moving furniture and heavy items as needed.
12. Inspect and maintain communal areas, refuse, and recycling facilities.
13. Coordinate with external contractors and ensure safety and compliance records are up-to-date.
14. Supervise external contractors, monitor their performance, and retain relevant documentation.
15. Assist in community works and key management to ensure security.
16. Carry out statutory testing, inspections, and maintenance, including PAT testing, emergency lighting, and fire safety drills.
17. Maintain gardens and grounds, supervising external contractors as needed.
18. Follow safety guidelines and be available for emergency call-outs.
19. Review site risk assessments periodically.
20. Maximize utility efficiency.

Knowledge & Qualifications

* O’ Level / GCSE or equivalent with demonstrable written and numerical skills.
* Awareness of health and safety requirements.
* Continuous improvement mindset.
* Trade qualifications such as Building Crafts Operative Certificate, City and Guilds, or NVQ relevant to repairs and maintenance (desirable).

Experience & Skills

* Experience in residential repairs and maintenance, or general building/residential construction (plumbing, electrical, carpentry).
* Experience with water systems, sanitary appliances, drainage, electrical systems, fire alarm, emergency lighting, and security systems.
* Fluent in English, both verbal and written.
* Friendly, professional, and courteous communication style.
* Strong relationship-building and influencing skills.
* Proactive with the ability to work independently.
* Cost-effective problem-solving skills.
* Supervision of contractors and suppliers (desirable).
* Excellent organizational skills and adaptability.
