Overview
We have an exciting opportunity for a Commercial Director to join our Vistry North West Midlands team at our Wolverhampton office. As Commercial Director you will lead the commercial strategy of the Business Unit, inspire and motivate the commercial team to generate profit, and oversee the regional Surveying, Buying and Estimating teams.
Key Responsibilities
* Define, direct and lead a commercial strategy that balances risk to the business with opportunities for income generation; reinvest the earnings to benefit the business.
* Manage relationships with subcontractors and third parties, negotiating ongoing contracts and making recommendations as required.
* Conduct market research and analysis to anticipate future market developments, create detailed business plans and assess potential risks.
* Direct the governance of the Commercial team, ensuring proper accountability for, and reporting of, all commercial activity and the development of appropriate control systems.
* Oversee the preparation of and authorise land purchase construction budgets and project completion analysis.
* Take responsibility for Construction Surveying duties including budget preparation, cost-to-complete, authorisation of subcontractor procurement, payments and claims.
* Monitor and update development budgets and cashflows, ensuring delivery against financial quarter‑end targets.
* Advise the wider team on technical solutions, buildability and costs at design stage in conjunction with the Construction Director.
* Prepare KPI and reporting information for senior management/board meetings with the Regional Managing Director and Divisional Chair.
* Define and embed a commercial approach across all levels of the hierarchy; collaborate with senior management to develop professional standards, commercial contracts and service level agreements.
* Coordinate strong working relationships with key stakeholders, including Development, Construction and Customer Services.
* Identify and manage commercial and other risks, and support land bid submissions throughout the business unit.
* Market the organisation’s capabilities and maintain Vistry Homes’ profile with customers, external bodies, suppliers and stakeholders.
* Manage compliance with legal, regulatory and internal procedural requirements.
* Lead the performance and development of the Commercial team.

Qualifications & Experience

* Degree in Surveying, Building or a related discipline.
* Experience working within a residential house builder.
* Experience in people management and project leading.
* Good understanding of building regulations, legal obligations, construction methods and materials.

* Well‑developed analytical, oral and presentation/communication skills.
* Ability to formulate commercial plans and ensure full engagement.
