Our client is seeking an experienced Senior Block Property Manager to take responsibility for a reduced portfolio of residential developments, ensuring they are managed to the highest standards in line with legislation, company procedures, and client expectations.
Key Responsibilities:
1. Manage a portfolio of residential blocks, ensuring compliance with leases, legislation, and best practice.
2. Conduct regular site inspections to maintain high standards of safety and presentation.
3. Prepare and oversee service charge budgets, forecasts, and financial reports.
4. Manage contractors, tender processes, and oversee maintenance and major works.
5. Ensure full compliance with health & safety, fire, and building safety regulations.
6. Handle insurance claims, renewals, and valuations.
7. Build strong relationships with clients, leaseholders, and residents.
8. Attend client and residents meetings, including AGMs.
9. Resolve issues and complaints promptly and professionally.
10. Approve invoices, monitor expenditure, and manage arrears.
