Overview
Senior Surveyor/Associate Director – Retail Team, Property Management UK. Location: Flexible (Manchester, Leeds, Birmingham, Bristol). Duration: Fixed-term for 6-9 months to cover parental leave. This role is based in the CBRE Retail Property Management Team, focused on delivering high standards of service to a key client in a demanding, commercially-driven environment.
Responsibilities
* Act as part of the Retail Property Management Team to ensure accurate and timely delivery of service and achievement of Key Performance Indicators within the department.
* Manage a prime Retail destination and a key client relationship, coordinating with the client instruction and ensuring activities are carried out to agreed timescales.
* Lead client meetings, present confidently, and provide concise recommendations both verbally and in writing.
* Support day-to-day property management to ensure full compliance with statutory liabilities, carry out property inspections, and maintain the property data base system.
* Ensure compliance and take action or escalate any issues relating to non-compliance; undertake necessary insurance valuations and provide accurate data to brokers for renewal; recharge insurance premiums to tenants.
* Forecast, manage, report and bill turnover rents in collaboration with site-based finance teams and Property Management Accounts teams.
* Prepare, process and issue service charge budgets and reconciliations within client KPIs and RICS guidelines; monitor actual vs budget costs and liaise with finance colleagues to ensure funds are available.
* Handle service charge queries from tenants, maintain service charge apportionment schedules, and advise on alterations where appropriate.
* Manage dilapidations, vacant unit strategy, and related compliance issues (including EPCs) and oversee rating activities including rate mitigation.
* Undertake letting, lease renewal and rent review negotiations as required, and assist with landlord works, CPSE enquiries, and weekly legal calls.
* Manage tenant applications, respond to legal notices in line with lease obligations and statutory requirements, and ensure invoices for management fees are raised and collected promptly.
* Identify and escalate risks or opportunities to improve instruction efficiency; manage voids/aged debt with Property Management Accounts.
* Engage with client portal management in coordination with the FM team and work with software developers to meet client expectations.
* Oversee collection of turnover data and calculation of turnover rents with regular client reporting.
Key Skills / Knowledge
* RICS qualified (non-essential) with a minimum of 3-5 years’ property management experience in the UK retail/mixed-use sector.
* Excellent commercial acumen and ability to build strong relationships with clients, teams, occupiers and stakeholders.
* Knowledge of service charge management, regulatory and lease terms, CBRE processes, lease structures, VAT, banking and credit control.
* Experience coordinating across internal and external teams; strong IT proficiency in CBRE or industry tools and an ongoing commitment to legislative updates in retail property management.
* Ability to understand and align with client investment objectives; capability to cross-sell CBRE service lines where appropriate.
