Responsibilities
* SECURITY: Secure premises; lock windows, doors, and gates; control access of staff, deliveries, and visitors; custody of keys; operate and report faults in fire/intruder alarms and other security systems; attend after-hour alarm callouts; report suspicious activity; apply grit or salt during snow/frost.
* MECHANICAL & ELECTRICAL SERVICES: Ensure efficient operation of boilers/heating; replace lamps; inspect firefighting equipment; monitor fuel, water, and electricity usage.
* PORTERAGE: Receipt, distribution, and transport of stores/materials; prepare rooms for bookings/events/exams; despatch goods; transport refuse bins.
* CLEANING: Maintain cleanliness of hard surfaces, paths, grounds; ensure drainage systems are clear; assist FM with planning; monitor equipment; wash bins; replenish consumables; clean signs/lights/fixtures up to 3.35m; prepare college for activities; clean fixed internal glass surfaces; report defects; ensure cleaning standards meet Graham FM standards; address service requests.
* HANDYPERSON DUTIES: Carry out maintenance tasks within competence; assist with painting, shelving, signs, locks, minor alterations.
* GENERAL CONDITIONS: Prepare premises for day/evening activities; act as Fire Warden/Fire Marshall when required; comply with HSE NI, statutory regulations, COSHH.
* ADMINISTRATION: Provide timely defect reports; assist with filing; prepare defect reports; complete timesheets and monitoring documentation; maintain records of consumables.
* TRAINING: Attend appropriate training to perform duties effectively.
* MISCELLANEOUS: Undertake other duties as required; evening duties and work at other sites; work outside normal hours; wear company uniform and protective clothing.
About You
Essential Criteria
* Experience in a similar role
* Practical maintenance experience (building, joinery, mechanical/electrical, grounds)
* Understanding of basic repair/maintenance issues
* Current UK Driving Licence
* Effective communication and ability to prioritise workloads
* Willingness to attend key holding callouts and work outside normal hours; good timekeeping
Desirable Criteria
* Experience in an educational environment
* Handyperson skills
* H&S and BICSc qualifications
