Senior Land Manager.
North West.
c.£85,000 + Car + Bonus.
An expanding housebuilder is looking to appoint a Senior Land Manager to drive land acquisition across the North West. This is a key role within a growing business, with clear progression to Land Director and responsibility for building a strong, deliverable land pipeline. The business has short decision-making processes and will acquire land on both a conditional and unconditional basis.
Key responsibilities:
* Identify and secure residential land opportunities across the North West
* Build and manage a pipeline of c.60–80 unit sites, focusing on suburban and urban infill
* Produce robust financial appraisals including residual valuations, IRR, and sensitivity analysis
* Lead negotiations and manage deals through to exchange and completion
* Stay ahead of market activity, planning changes, and emerging opportunities
* Evaluate planning risk and site viability at an early stage
* Work closely with internal teams to ensure schemes are practical and commercially sound

* Well-connected within the North West land market
* Proven ability to originate and execute deals
