Job Description
A regional affordable housing provider is seeking an experienced Maintenance Surveyor to join their property services team. The Maintenance Surveyor will report directly to the Head of Property and be responsible for delivering an effective maintenance service to the organisation's tenants and housing stock, as well as working with external contractors.
This role supports the ongoing proactive approach to ensure high standards of housing. The successful candidate will be responsible for completing property surveys, including damp and mould inspections and diagnosis.
You will have excellent knowledge of Health & Safety legislation, as well as up-to-date knowledge of all current statutory compliance regulations (asbestos, legionella, gas, electrical, fire safety).
Core duties will include:
1. Carrying out responsive repair & voids inspections, including pre- and post-works inspections, to ensure the right work is completed to a high standard that meets customer needs.
2. Managing responsive and major works related to damp and mould projects, service contracts from inception to completion, ensuring compliance with current legislation, including health and safety (CDM).
3. Performance management of contractors delivering repairs and planned works projects/contracts, monitoring their performance against key performance indicators on a monthly basis.
4. Monitoring and supporting compliance and performance of fire risk assessments and testing programmes (water, electrical, gas, lifts).
5. Making technical decisions during property visits, creating work schedules on void properties, managing design, specifications, contracts, quality control, and one-off projects.
6. Delivering high levels of satisfaction through effective communication and ensuring works meet legal standards and obligations.
7. Supervising and managing works to ensure quality and cost control, delivering works to a high standard in line with statutory requirements and key performance indicators.
This is an exciting opportunity for someone with a background in affordable housing property management or a similar industry. The ideal candidate will have a minimum of a further education qualification (HNC / HND / Degree) and/or relevant construction, maintenance, or building-related professional qualifications.
Experience in working within a busy maintenance/property team, managing compliance issues, and a sound knowledge of contract administration, damp and mould, building contract law, and legislation are preferred.
