Building Surveyor – Local Authority, Worcestershire Area
£28 per hour PAYE / £35 Umbrella LTD

We are currently recruiting for a Surveyor to join a Local Authority in the Worcestershire area. This role sits within the Housing Property team and will be responsible for delivering high-quality surveying, repairs and maintenance services to council housing stock, ensuring compliance and customer satisfaction.
Overview of the role The Surveyor will carry out contract administration, prepare legal tender documentation, undertake property inspections, and supervise capital and reactive maintenance works. This position is key in helping the authority keep homes safe, compliant, and well maintained, while supporting tenants with advice, inspections, and interventions where required.
Responsibilities
Prepare specifications, schedules of works, and tender/contract documentation.
Undertake stock condition surveys, feasibility studies, and compliance inspections.
Manage and monitor contractors delivering capital, reactive and void works, ensuring performance targets are achieved.
Inspect void and tenanted properties to agree work specifications and oversee works to re-let standard.
Manage budgets, record expenditure, and provide performance updates.
Ensure compliance with statutory legislation including Health & Safety, CDM, Building Regulations, and Decent Homes Standards.
Act as first point of contact for tenant queries, providing excellent customer service and resolving complaints.
Liaise with internal departments, councillors, contractors, and external stakeholders to ensure the smooth delivery of housing services.Requirements
HNC or equivalent in a building/construction-related discipline, with at least 3 years’ post-qualification experience.
Strong background in contract administration, capital works, and repairs/maintenance.
Knowledge of statutory housing and property compliance (Health & Safety, CDM, Asbestos, Decent Homes).
Experience of budget management and planned maintenance programmes.
Strong IT skills (Microsoft Office, housing/asset management systems).
Full driving licence and access to a vehicle.
Excellent communication, problem-solving, and customer service skills.
