Pre Construction Manager – Swanley, United Kingdom
We are seeking a highly skilled and experienced Pre Construction Manager to join our team in Swanley, United Kingdom. In this pivotal role, you will be responsible for overseeing all aspects of the pre-construction phase, ensuring projects are set up for success from the outset.
* Technical & Industry Expertise
o Strong understanding of façade systems (e.g., rainscreen cladding, curtain walling, EWI, brick slip systems).
o In-depth knowledge of fire safety regulations, including Building Safety Act 2022, Approved Document B, PAS 9980 and BS 8414.
o Experience with remediation of non-compliant cladding (e.g., ACM, HPL, timber).
o Familiarity with design coordination and value engineering during pre‑construction.
o Ability to interpret and challenge architectural and engineering drawings.
* Project & Commercial Acumen
o Proven experience in early‑stage project planning, including scope definition, risk identification and programme development.
o Strong understanding of procurement strategies and supply chain engagement.
o Ability to support cost planning and budget development in collaboration with QS teams.
o Experience working with framework agreements and public‑sector clients (e.g., GLA, DLUHC‑funded schemes).
* Stakeholder & Team Management
o Excellent communication skills for liaising with clients, design consultants, fire engineers and internal delivery teams.
o Ability to lead design team meetings and drive progress.
o Experience in client presentations and bid support.
o Collaborative mindset with ability to work cross‑functionally (commercial, design, delivery).
* Regulatory & Compliance Awareness
o Familiarity with Building Control processes, including Gateway 2 submissions.
o Understanding of Golden Thread principles and digital record‑keeping.
o Awareness of resident engagement requirements under the Building Safety Regulator.
* Qualifications
o Degree in Construction Management, Architecture, Engineering or similar.
o Membership of CIOB, RICS or similar professional body.
o Proficiency in tools such as MS Project / Asta.
