There is an exciting opportunity to join Bellway, one of the UK’s largest house builders. Our Thames Valley Division, located in Reading is looking to recruit a Senior Technical Coordinator to join the Division’s Technical department.
The Role
The role of Senior Technical Coordinator is to provide technical management and design coordination on our new developments and provide support on our Legacy sites. The Legacy site support is mainly on sites where there are remedial works or investigations required based on the post Grenfell changing landscape around fire regulations. The Senior Technical Coordinator is responsible for the preparation, delivery and co-ordination of production information on allocated projects, to support the land/estimating/surveying/buying/construction and sales functions of the business.
The role of Senior Technical Coordinator reports to the Senior Technical Manager and Technical Director.
Principle accountabilities of the role include:
Pre Acquisition
Provide technical support and advice during the acquisition of new sites and development opportunities, including;
1. Commission and prepare due diligence/technical reports.
2. Research and advise existing site constraints.
3. Research and advise abnormal site conditions that may impact design or development costs.
Planning
Provide technical support in the preparation of detailed planning applications, including;
4. Carry out technical review of schemes prior to planning applications being submitted to local authority and advise suitability of proposed designs.
5. Advise where layouts could best be optimised to improve net to gross development areas or add increased revenue from individual plots.
6. Provide architectural advice on design layouts and appearance of proposed new developments
7. Pre-selection of external materials
8. Commission investigative site surveys and reports
Implementation
Prepare technical support in the preparation of detailed design information to assist the procurement and construction of new developments including;
9. Pre-selection, appointment, and management of consultant design team.
10. Negotiation of consultant fee proposals and monitoring of fee expenditure against allocated budgets.
11. Co-ordination of payments to external consultants
12. Attend design team meetings
13. Set outline design programmes and monitor consultant performance
14. Lead the optimisation process to enable early sign off of floor plans
15. Advise and co-ordinate requirements for sustainability, environmental, ecological and eco-homes constraints.
16. Clear building control, site engineering and warranty conditions with NHBC
17. Liaise with statutory utility providers.
18. Clear outstanding planning conditions with local authority.
19. Liaison with and co-ordination of specialist sub-contractors.
20. Attend site progress and co-ordination meetings.
Sales
Provide supporting information to the Sales Department to assist the preparation of sales literature and the conveyancing of individual properties, including;
21. Plot conveyancing plans as required by land registry
22. Computer Generated Images
23. Basic sales plans and area schedules
Legacy Sites
Working in collaboration with Bellway’s central Fire Team,
24. Review Bellway archives and provide project information to the Fire Team’s specialists (e.g. Fire Engineer’s, Solicitors, EWS1 surveyors)
25. Coordinate investigations of legacy buildings by specialist surveyors
26. Attend monthly regional Fire Team meetings
27. Coordinate and manage the technical aspects of sites where remedial works are required
Experience, Qualifications and Skills
Experience
28. Experience of working as a Technical Coordinator with a high-volume house builder.
29. Demonstrates a fundamental understanding of the development business and the necessity to balance the varying needs of different internal departments.
30. Up to date knowledge of CDM regulations.
Qualifications and Training
31. Current CSCS card or equivalent

35. IT literate and the ability to adapt to new systems

The Role and Working Conditions

39. Office based role, with travel within the Divisional area.
