Key requirements

Essential

* Minimum of 2 years’ experience in Lettings Valuation role.
* Detailed knowledge of the PRS and residential property as an asset class.
* Highly proficient in the use of IT systems including MS Word, Excel & Outlook.
* Experienced in the management of client relationships.
* Experience gained in a target-driven sales environment.
* Ability to produce residential investment appraisals for both single assets and portfolios.
* A clear understanding of mortgage finance, the buy-to-let mortgage market and leveraged yield in relation to residential assets.
Desirable
* ARLA or equivalent
* Operational knowledge of Reapit

Working within our Lettings department based in Glasgow and with a high degree of independence, you will be responsible for the implementation of the private client growth strategy as set out by the Associate Director. This will principally involve pitching for and securing a diverse range of new private client lettings business in a highly competitive market in order to consistently grow the value of branch assets under management.

In addition to reacting to valuation requests, you will be expected to be proactive and innovative in the generation of new business leads. This will involve networking with professional contacts such as wealth managers, accountants, IFAs and lawyers, along with building strong working relationships with our Glasgow sales teams to generate cross-referral business. Your role will be vital in raising awareness of the Lettings service offering and advising clients/potential clients about our lettings and property management services.

About you

The successful candidate will ideally be ARLA qualified and have at least two years’ experience in generating new business in a Lettings environment.

The successful candidate will be required to clearly demonstrate their extensive knowledge of the letting industry with relevant experience gained in a competitive target driven environment. They must also demonstrate a proven ability to deal with a highly diverse client base in terms of both asset value and client type from single landlords to portfolio landlords.

A clear understanding of residential property as an asset class and a high level of financial literacy is essential as the role will include accurate forecasting of potential income streams and your conversion rate versus your team targets.



Key responsibilities

* Winning new lettings instructions and growing the value of branch assets under management.
* Ensuring that our new business pitch is both unique and highly compelling.
* Diligent follow up of all enquiries and post valuation conversations.
* Proactively generating new private client leads from a wide variety of sources.
* Networking with professional advisors, developers and buy to let investors.
* Working closely with portfolio managers to ensure a seamless transition for the client from the onboarding to on the market stage.
* Producing off-plan rental valuations for new build developments and properties for sale.
* Providing input to our growth strategy and marketing plan based on competitor analysis.
* Working closely with the private client Portfolio Managers to support current landlord clients in growing their portfolios and advance our asset management service offering.
* Ensuring a seamless onboarding process for all new clients.
* Hosting and attending seminars and events for investor and private clients.
* Self-accountable for diary and associated administrative management.
