Job Description
A regional affordable housing provider is seeking an experienced Maintenance Surveyor to join their property services team. The Maintenance Surveyor will report directly to the Head of Property and be responsible for delivering an effective maintenance service to the organisation's tenants and housing stock, as well as working with external contractors. This role supports the ongoing proactive approach to ensure high standards of housing.
The successful candidate will be responsible for completing property surveys, including damp and mould inspections and diagnosis. You should have excellent knowledge of Health & Safety legislation, along with up-to-date knowledge of statutory compliance regulations (asbestos, legionella, gas, electrical, fire safety).
Core duties will include:
1. Carrying out responsive repair & voids inspections, including pre- and post-works inspections, to ensure work is completed to a high standard and meets customer needs.
2. Managing responsive and major works related to damp and mould projects, from inception to completion, in accordance with legislation, including health and safety (CDM) and regulatory compliance.
3. Performance management of contractors delivering repairs and planned works, monitoring their performance against key performance indicators and analysing data monthly.
4. Monitoring and supporting compliance and performance of fire risk assessments and testing programmes (water, electrical, gas, lifts).
5. Making technical decisions during property visits, creating work schedules for void properties, managing design, specifications, contracts, quality control, and one-off projects.
6. Delivering high levels of satisfaction through effective communication and ensuring works meet legal standards and obligations.
7. Supervising and managing works to control quality and costs, ensuring statutory requirements and performance indicators are met.

Qualifications required include a minimum of further education (HNC / HND / Degree) and/or relevant construction, maintenance, or building-related professional qualifications. Experience working within a busy maintenance/property team, managing compliance issues, and a good knowledge of contract law, damp and mould issues, and legislation is preferred.
