About The Team

The Property Services department plays a vital role in the smooth running of Squared by managing over 800 properties, including homes, hostels (internal and external), and office premises. The department has a small in-house team and collaborates closely with approved local contractors. The service involves working across departments on a variety of activities and initiatives.


About The Job

You will support the team in delivering planned works and reporting on damp, condensation, and mould issues. Your responsibilities include handling routine repair/void requests, scheduling appointments based on priorities, aiming for appointments to be kept and 95% completed at first visit. You will allocate resources for voids, manage processes, and update daily.

Key responsibilities include:

* Act as the point of contact for planned works, repairs, voids, and damp/mould issues.
* Ensure all requested works are completed on time and according to processes.
* Coordinate with internal and external agencies to complete works within budget.
* Record all works on Square’s IT system, including photographic evidence.
* Work closely with the Property Services Manager and Property Inspector to ensure quality, value, and timeliness.
* Assign works to subcontractors in line with financial regulations.
* Request quotations for major external works as needed.
* Guide and advise the DLO on customer responsibilities, OT interventions, and void works.
* Liaise with relevant departments, providing updates on works.
* Monitor and guide timelines for work completion.
* Ensure all work complies with Health and Safety legislation.
* Coordinate maintenance team diaries ensuring clarity of information.
* Update the maintenance dashboard, including invoices and work orders.
* Assist in setting departmental targets and achieving KPIs.
* Participate in training to update knowledge.
* Follow Squared’s policies and procedures, including Health and Safety, Fairness, and Lone Working.

You may be asked to undertake additional objectives and tasks for service development, personal growth, or role evolution.
