Project and Lifecycle Manager:

As a Facilities Management Project and Lifecycle Manager, you will provide guidance on the planning and implementation of lifecycle, minor and major project works and self-deliver our project activities. Ensuring that all project deliverables are achieved with regard to H&S, quality, programme and cost. The scope may include redecoration, building fabric and M&E asset renewals in occupied buildings, undertaking multiple small value projects at any one time.

What you will be doing:

1. Responsible for ensuring all lifecycle programs are up to date and that any works procurement is auditable in terms of value for money.
2. Contribute to producing submission bids for new contracts etc.
3. Consistently deliver high quality services to our clients.
4. Create and execute project work plans and revise as and where appropriate to ensure they are correctly specified, programmed and delivered.
5. Review deliverables prepared by sub-contractors before passing to client.
6. Ensure any required and relevant documentation is in place legally for any project works that are being carried out.
7. Ensure project documents are complete, current and recorded correctly including updates to drawings, room data sheets etc.
8. Ensure that agreed lifecycle budgets are monitored and not exceeded.
9. Assist in the development of the yearly and five yearly lifecycle plans for all sites, in line with contractual timing requirements.
10. Ensure that all lifecycle and new works are recharged where appropriate in a timely manner through co-ordination with the accounts department.
11. Support and assist in developing plans for remedial action where necessary.
12. Attend client meetings as required.
13. Report monthly on activities and issues within the Lifecycle and Projects arena.
14. Respond to ad hoc queries from internal and external sources in a timely and constructive manner.
15. Provide analysis and reports in support of proposals, contract discussions, bid tender activity as required.
16. Ensure that all paperwork is submitted in order that invoicing can take place in a timely fashion.
17. All projects undertaken by the post holder must comply with Statutory instruments, ie, Building Regulations, Planning Permission, Fire Compartmentation etc.
18. Role model the company values at all times.
19. Deliver annual objectives as agreed with line manager
20. Resolve In-Year issues in a timely and professional manner
21. Support line manager in developing operational strategy
22. Create advocates from our customers through the adoption of a collaborative working relationship where commercially practicable.
23. Provide visible leadership and discharge all Health and Safety responsibilities associated with the role including the pro-active management of employee Wellbeing.
24. To optimise profit and cash flow requirements through close working relationships with Group Finance and direct reports so that re-charges are optimised, costs are minimised and debt managed.
25. To support in the growth objectives of the business
26. Pursue personal development of skills and knowledge necessary for the effective performance of the role.
27. Comply with Company rules, policies and procedures at all times.
28. Carry out any other reasonable tasks which may be required from time to time and to enable the company to remain adaptable to changing markets and needs
29. Liaison with approved consultants
30. Prepare specifications and tenders, lead selection and procurement of sub-contract packages.
31. Implement management and monitoring procedures to cover all aspects of design, specification, procurement, delivery and handover of projects.
32. Chair and minute internal and external meetings including but not limited to – site progress, safety, team, design and sub-contract meetings.
33. Arrange decants and access into tenant occupied areas
34. Produce all necessary reports

About you:

Aligned with our ethos and values, you will have supporting knowledge and experience of delivering projects within a facilities Management environment. A detailed working knowledge of Lifecycle requirements, with a SMSTS qualification. You will have a relevant project qualification, such as Prince 2, APMP and technical knowledge of M&E operations. Industry experience in a similar role with appropriate IT skills including the use of company software packages, including MS project. It is essential that you can communicate with colleagues and clients in a warm and persuasive way both formally and informally.
