THE ROLE
This role involves proactively managing the external campus spaces and common areas at Regent’s Place, a 13-acre campus with 2 million sqft of office, lab, retail, and residential space across 10 buildings. Working alongside the Estate Technical Services Manager and Assistant Estate Manager, you will ensure these areas are well maintained, clean, safe, and secure, coordinating activities of fabric, cleaning, security, landscaping, maintenance, life sciences, and events teams to minimize disruption.
Your responsibilities include managing the execution of British Land policies, providing innovative, efficient, and environmentally friendly operations for occupiers, residents, and contractors, and leading campus-wide development projects.
WHAT YOU’LL DO
* Develop and maintain strong relationships with estate retail and occupier representatives, encouraging open communication on estate issues and coordinating development works.
* Manage the estate service charge budget, management accounts, and internal resource input, ensuring adherence to schedules.
* Facilitate regular stakeholder dialogue on maintenance, budgets, and performance issues.
* Coordinate with external bodies such as Camden Council, Emergency Services, TfL, and Thames Water.
* Lead Emergency Preparedness and response plans, including incident management and threat strategies.
* Work with science and tech teams to support laboratory and innovation spaces.
* Ensure health & safety, emergency procedures, and safe working practices are maintained and compliant with legislation.
* Conduct regular audits of estate areas for cleanliness and presentation standards.
* Manage the service road, loading bays, and car parks.
* Lead sustainability and biodiversity initiatives across the estate.
* Proactively procure estate services following company guidelines.
* Manage waste operations and develop related strategies.
* Act as Responsible Person and Senior Fire Warden during emergencies.
* Support retail occupiers in safety compliance through audits and advice.
* Handle incidents, complaints, insurance claims, and disputes.
* Ensure compliance with fire safety and water treatment manuals.
* Coordinate landscaping projects and estate service specifications.
* Manage contracts for security, cleaning, landscaping, fabric, M&E maintenance, and other services, ensuring standards are met through monitoring and liaison.
* Oversee maintenance schedules and capital replacement programs.
* Coordinate reactive and planned maintenance, including project work and redevelopments.
* Lead and develop estate team members, ensuring training and welfare.
* Manage estate events, ensuring safety and operational standards are upheld.
* Align estate management with British Land’s vision and values.
* Promote occupier services and opportunities related to estate presentation.
* Perform other duties as directed by the Client Services or Estates Directors.
