Key Responsibilities
1. Coordination & Compliance
Act as the primary point of control for all temporary works on the project.
Ensure compliance with BS 5975 Category 1 temporary works requirements.
Maintain clear lines of communication with designers, principal designers, project managers, engineers, and site teams.
Verify that all temporary works designs, certificates, and permits are in place and completed correctly before work begins.
2. Temporary Works Planning
Coordinate the safe installation of temporary propping to:
Support the roof structure during wall plate replacement and rafter repairs.
Support 3rd‑floor and 2nd‑floor joists during assessment, cutting back, and structural repairs.
Ensure propping layouts are installed exactly as specified, including spreader positions, centres, and load limits.
Oversee the sequence of works including debris clearance, ceiling removal, floorboard cutting, propping installation, and reinstatement.
3. Technical Oversight
Review site investigations confirming the condition of 2nd‑ and 3rd‑floor joists.
Verify installation of acrow props, timber spreaders, and any associated access modifications.
Ensure load‑management measures are followed (e.g., restricting roof access, avoiding snow loading, keeping rooms free of storage/debris).
Monitor the maximum loadings on props as stated in the design (e.g., (phone number removed) kN depending on location and phase).
4. Safety Management
Ensure all temporary works activities are planned, communicated, and carried out safely.
Confirm exclusion zones and load‑reduction measures are implemented at each floor level.
Coordinate safe access and working spaces for operatives around propping systems.
Ensure all risks identified in the Temporary Works Brief are addressed and controlled.
5. Documentation & Record‑Keeping
Maintain the Temporary Works Register for the project.
Record inspections, permits to load/unload, design approvals, and sign‑off documentation.
Ensure all temporary works are inspected before use, during use, and after any event that may affect stability.
Arrange formal checking and approval by the Temporary Works Checker.
6. Removal & Handover
Supervise the removal of temporary propping in the correct sequence following structural repairs.
Ensure surfaces, ceilings, and floorboards are reinstated after propping is removed.
Deliver a full handover to the Project Manager at completion.
Required Skills & Experience
Proven experience in temporary works coordination on refurbishment or structural repair projects.
Working knowledge of BS 5975 Temporary Works Procedures.
Experience with propping, shoring, timber spreaders, acrow systems, and load‑management.
Ability to interpret temporary works designs, structural repair plans, and method statements.
Strong communication and organisational skills.
CSCS card and Temporary Works Coordinator training (CITB or equivalent).
Desirable Qualifications
Structural or civil engineering background.
Experience working on multi‑storey refurbishment schemes.
Knowledge of heritage or timber‑frame building repairs.
Project‑Specific Expectations
Coordinate closely with the JPL Design Engineer (Tom Barkley) and the Temporary Works Checker (Mark Wren).
Ensure all works are carried out in accordance with the design brief dated 06/11/2025 and subsequent drawings/specifications.
Oversee correct installation of propping mirrored on both sides of the roof valley.
Ensure rooms on 2nd and 3rd floors remain clear and access‑restricted to control loading throughout works
