About Them:
A well-established and growing Main Contractor is seeking an experienced Contracts Manager to join their leadership team, overseeing multiple refurbishment and fit-out projects across London and the South East. This is an excellent opportunity to join a financially stable contractor with a strong order book, delivering projects across the education, commercial, hospitality, and high-end residential sectors.
The business has built an excellent reputation for quality delivery and repeat client relationships and is now strengthening its management structure to support continued growth.
The Role:
As Commercial or Contracts Manager (even Senior QS with hands-on site expertise), you will take responsibility for overseeing several live projects from tender through to completion, ensuring projects are delivered safely, profitably, and to a high standard.
This is a dual operational and commercial role, ideal for someone who enjoys being involved in both project delivery and cost control. You will work closely with senior management, site teams, and commercial staff to drive successful project outcomes.
Typical project values range from £100k £3m, largely focused on refurbishment, fit-out, and small works programmes.
Key Responsibilities:
Manage multiple refurbishment and fit-out projects across London and the South East
Lead projects from pre-construction through to completion
Ensure projects are delivered safely, on time, and within budget
Oversee tendering, estimating, and contract administration alongside the commercial team
Maintain strong relationships with clients, consultants, and subcontractors
Monitor project performance, programme progress, and commercial outcomes
Provide reporting and updates to senior leadership
About You:
We are looking for a local and experienced construction professional who can take ownership of projects and operate with a high level of autonomy.
Ideal experience:
Current Contracts Manager, Senior Project Manager, or experienced Project Manager xsngvjr ready to step up
Strong background in refurbishment, fit-out, or small works projects
Comfortable managing both commercial and operational aspects of projects
Experience delivering projects typically valued between £100k £3m
Strong leadership, organisation, and communication skills
SMSTS qualified
Construction qualification such as HNC / Degree preferred
Ideally located within commutable distance of Surrey
The Opportunity:
Salary £75,000 - £90,000 depending on experience
