Cobalt is seeking a Building Manager following our client winning the management instruction of a Grade A office building. The asset is a modern multi-let office development in a superb city centre location, with on-site parking and excellent amenities, including a rooftop terrace for tenant and staff use.

Key responsibilities will include but are not limited to:
1. Overseeing planned and reactive maintenance of the site, including building fabric and plant;
2. Ensuring compliance with Health and Safety regulations and site-specific rules;
3. Managing contract operatives (e.g., cleaning, maintenance staff) and overseeing service providers, addressing operational issues and reporting as required;
4. Assisting in producing annual service charge budgets, conducting property inspections to identify future works, and reviewing year-end expenditure reconciliations;
5. Acting as the main point of contact for tenants, landlords, and the client, attending liaison meetings, and communicating operational updates;
6. Conducting regular site and H&S inspections, addressing vulnerabilities, managing contractor compliance, and completing fire alarm tests and evacuation drills;
7. Performing vacant unit inspections, including utility meter readings, and maintaining utility records for monthly reporting;
8. Producing management reports demonstrating contract performance and any required corrective actions.
To be successful in this role, you should have previous experience working for a property management or landlord within a commercial office environment, and be able to consult and advise clients and customers effectively. An IOSH or NEBOSH qualification is essential, as is experience managing service charge budgets. Equally important are your people skills, as occupier engagement will be a significant part of this role.
