The Role The company is seeking an experienced and commercially minded Development Planner / Planning Manager to join its in-house team in Stockton-on-Tees. This is a key strategic position supporting site acquisition, planning promotion, and delivery across a growing land and development portfolio. The ideal candidate will have a strong understanding of the UK planning system and a proven track record in securing planning consents for residential-led schemes. Key Responsibilities Lead the planning strategy for allocated development sites, from pre-acquisition through to permission. Manage planning applications, appeals, and the promotion of sites through Local Plans and strategic frameworks. Identify planning risks and opportunities, offering commercially sound advice to inform acquisition and investment decisions. Maintain strong working relationships with local planning authorities, stakeholders, and community groups. Provide planning input for land bids, promotional materials, and investment proposals. Requirements Strong knowledge of the UK planning process, including strategic land promotion and residential development. Proven ability to manage planning applications and coordinate external consultants. Strong commercial awareness and understanding of development viability and constraints. Excellent report writing, presentation, and stakeholder engagement skills. Based in (or willing to relocate to) Stockton-on-Tees or the wider Northeast region. Desirable Experience working for a housebuilder, property developer, or strategic land promoter. Familiarity with the planning landscape across the Northeast. Experience in promoting sites through Local Plans and call-for-sites processes.
