Job Description
Job Title: Estate Operative
Salary: £26,000 per annum
Working hours: 5 day working week (35 hours per week / 8:00am - 16:00pm)
Location: UB3
Key Responsibilities:
* Ensure all areas allocated are cleaned to the highest standard possible.
* Deliver exceptional customer service to all residents and clients whom you encounter.
* To be a part of the overall team maintaining the policies, company rules and quality of estate team.
Main Duties:
* Ensure the staff uniform is worn, and standards of appearance are always maintained; all protective and external wear to be always worn.
* Always ensure that the necessary Health & Safety signs are displayed, and procedures followed before carrying out any work.
* Report any damage or defects immediately to the estate management.
* Regular external sweeping of pavements, car parks and walkways to include litter picking as necessary. This is to include litter removal from the canal water's edge using the supplied equipment.
* To empty all external refuse containers daily and rotate as necessary.
* To remove any animal waste left around the estate grounds using appropriate glove protection and dispose of correctly.
* Regularly sweep through the basement car park and ramp areas taking particular care of moving vehicles (high visible jackets to be worn).
* Daily rotate paladin refuse bins within the building refuse rooms to ensure full are removed holding area (using bin tug to manually move).
* On council refuse collection days bring bins to agreed locations in a timely manner ready for their collection.
* Weekly the paladin bins are to be jet washed through and disinfected before replacing them back into bin holding areas.
* Assist with the removal of large bulk items of waste as necessary and directed by estate management.
* Carry out jet washing duties, weeding and weed spraying as directed by estate management.
* Drive the battery powered bin tug as directed by estate management for the movement of paladin bins across the estate. (Following appropriate training).
* Dust and wipe down the window cills, external doors and gantries throughout the external areas of the buildings using a clean, damp cloth only. Ensure all surfaces are clean and free of marks (as directed)
* Ensure you address all residents, visitors and staff in accordance to the company standards at all times & to regularly attend on-the-job staff customer care and in-house training courses.
* Report all maintenance issues to include light bulbs out to security/concierge and duty shift manager.
* Sign in/out of work using the fingerprint scanner daily, together with any other forms as required.
* Sign out/in all estate keys used during daily duties.
Other Responsibilities:
* To know, understand and demonstrate the principles highlighted within the mission statement
* To help to create a 'can do, will do, with pleasure' culture within all aspects of the Estates Team.
* Assist where necessary with any other reasonable tasks or duties when assigned by estate management.
